FT Property Manager/Maintenance in Old Town, ME
We are a growing organization, seeking the right candidate to join our Property Management team in Old Town, ME. We are dedicated to offering affordable housing through innovative, rental management solutions. Our ideal candidate will have strong administrative, computer and property management skills, be dedicated to improving the community, and have the ability to come up with innovative solutions to fill vacancies. General maintenance and utility knowledge is a requirement for this position.
Job Responsibilities
- Understand the manufactured home community market
- Ensure optimal cash flow by enforcing rent collections each month and strictly enforcing late fees
- Know where to advertise and what to include in ads. Understand what attracts tenants and implement
- Ensure consistent screening processes, including running credit checks and criminal background checks
- Consistently enforce lease and rules to protect the community and company
- Understand the proper way to file and move forward with an eviction
- Keep property in safe and habitable condition
- Supervise maintenance aims to keep current tenants happy and attract new tenants
- Have knowledge of statewide and national laws regarding the proper ways to:
- Screen a tenant
- Handle security deposits
- Terminate a lease and evicting a tenant
- Comply with Property Safety Standards
- Supervise employees and contractors
- Possess or obtain any licenses or certifications needed for property management per state standards
- Professionally handle maintenance requests and tenant complaints
- Conducting routine inspections of premises and equipment.
- Performing preventative maintenance.
- Handling basic repairs and maintenance.
- Overseeing contractors when professional repairs are necessary.
- Diagnosing mechanical issues and correcting them.
- Repairing machines, equipment, or structures as necessary.
Education Requirements: High school graduate with some college preferred
Work Experience Requirements: Microsoft Excel and Property Management experience strongly preferred. Basic Maintenance and utility knowledge is a requirement.
Job Type: Full-time
Pay: $40,000.00 - $45,000.00 per year
