Title: Property and Leasing Manager

Salary Range: $60,000+

Reports to: Senior Property Manager & Executive Vice President – Real Estate Operations

Location: Park City, UT

Hybrid Schedule:

3 days required in the Park City office location, 2 days remote

Job Description:

This role is directly responsible for assisting the Sr. Property Manager and EVP-RE Ops in the management and leasing of 20+ residential apartment units, eleven Executive Office Suites, and three commercial tenants. This position is designed for growth into managing more properties and assuming greater responsibilities

Key Goals:

· Drive leasing efforts to achieve 100% occupancy in the residential and commercial community complex.

· Maintaining relationships with current tenants through Service Excellence, property maintenance, and hosting tenant events.

· Budget forecasting and reconciliation

· Lease administration

· File organization

· Leasing and Tenant retention event planning and hosting

Responsibilities:

· Maintains property occupancy by advertising and filling vacancies through marketing, touring of units, negotiating and enforcing leases, and maintaining premises.

· Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining the advantages of location and services, and showing units.

· Accomplishes financial objectives by using company software to collect rents, approve invoices, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.

· Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units identifying necessary repairs, planning renovations, contracting with landscaping and snow removal services.

Expectations:

· Complete a Predictive Index Behavioral Assessment test, provided by the employer.

· Minimum of three days per week onsite in Park City, Utah.

· Available through email & company-provided phone on workdays between 8:00 am and 5:00 pm.

· Willingness to provide coverage during team members Paid Time Off.

· Potential days to be on call for property or tenant emergencies.

Education, Experience, and Licensing Requirements:

· High School diploma, GED, or equivalent required

· Bachelor’s degree or equivalent experience preferred

· 1-3 years management, sales, or real estate experience

· Solid knowledge of office software such as Microsoft Excel, Word, PowerPoint and Outlook.

· Ability to learn and become proficient with company specific tenant management software.
