Property Manager

The Property Manager is responsible for -the overall management of an assigned property to satisfy the requirement of the ownership and tenants, to preserve and increase the value and integrity of the property and to meet the financial objectives of the ownership and management.

Responsibilities

1. Marketing

· Implement marketing initiatives to achieve occupancy goals

· Maintain thorough product knowledge of the property and competitors

· Manage and control advertising budgets

· Advertise and fill vacancies

· Review all move-in’s, move-out’s, and renewals for approval

· Ensure leasing office, tour path and grounds, vacant apartments, amenities

and general curb appeal of the community is impeccably clean

· Keep rental at optimum capacity

· Maintain all statutory required records

· Process monthly rent payments and security deposits

2. Resident Relations

· Develop and maintain first class customer service relationships with

prospects and residents

· Manage and resolve resident concerns

· Monitor outstanding work orders and constantly communicates with

maintenance staff to ensure 24 hour guarantee

· Plan, organize and conduct resident functions as needed and as directed

by Property Management

· Enforce terms of rental agreements

· Coordinate default proceedings and evictions

3. Maintenance

· Ensure security of premises

· Organize incoming and outgoing inspections and prepare inspection reports

· Implement preventative maintenance programs

· Assist with monitoring of capital improvement projects

· Assist with obtaining bids and contracts from vendors

· Ensure monthly R&M expense cost do not exceed budgeted amount

· Enter and process all PO’s and invoices

4. Staff Management

· hire, train and evaluate property staff

· Direct and control all personnel and resources to ensure property is properly maintained and owner objectives are met

Well organized with ability to prioritize and multi-task

Must possess attention to detail

Team oriented with ability to work independently

Computer skills, Microsoft word, and knowledge of internet, Email and Social Media

Salary: $50,000.00 - $60,000.00 per year
