JOB DESCRIPTION
POSITION: Property Manager
REPORTS TO: Operations Manager
SCHEDULE: Full-time, salaried position, hours vary with seasonality
SUMMARY
The Property Manager position is responsible for overall property management and the day-to-day operations of the vacation rental residences. This individual will provide exceptional experiences for our in-house guests and homeowners, along with acquiring and building outstanding relationships with our vendors. The position is the face and voice of the company in the field. This individual must be positive with an optimistic “can do” attitude, detail orientated, systematic, excellent with time management, patient, trustworthy, with the ability to motivate others to identify next steps in eliminating customer pain points. Fundamentally this individual must drive professionalism, while being responsive, efficient, accurate, and respectful all while offering boutique level customer service with the best personalized care for the homeowner and their residence.
DUTIES & RESPONSIBILITIES
FIELD OPERATIONS
- Represents the culture of iTrip Vacations through the Mission, Philosophy, Standards of Service and Values.
- Provides excellent customer experiences for all touch points of the vacation rental business.
- Manages field staff or contract workers necessary as the business continues to grow.
- Leads the morning operations call, communicates maintenance agenda with emergencies from the night prior, priorities for the day along with pertinent maintenance updates or changes to ensure concise communication.
- Debriefs the team throughout day and at the end of the day so staff schedules and expectations can be set in the evening for the next day and homeowners can be kept abreast of work completed in real-time.
- Communicates real-time maintenance management by entering work orders tickets and maintaining daily progress updates and tracking throughout the completion projects.
- Conducts residential walkthroughs to ensure there are no maintenance issues, housekeeping concerns, our guest information is updated, and amenities are properly prepared and provided upon guest check-ins and guest check-outs.
- Conducts residential inspections to include storage areas, grills, golf carts, pool equipment, hoses, etc.
- Performs light maintenance duties such as changing of light bulbs, HVAC filter, batteries, etc.
- Identifies, reports, and escalates maintenance issues to provide efficiencies in resolving opportunities.
- Inspects housekeeping cleans, makes adjustment when necessary, and interacts with housekeeping management team when call-backs are necessary to meet our standards.
- Serves as first point of contact in the field for guests and vendors during the day to guarantee same day response or in the evening as deemed necessary for on call emergent situations.
- Assists with inventory tracking systems with linen, terry, and housekeeping products to decrease costs and waste.
- Researches competitive ideas and bids with management to stay competitive with labor, material and inventory costs.
- Enhances homeowner/customer experience by tracking what currently works, observing ways to always improve current practices, listening to constructive feedback and by learning best practices from other successful companies.
- Comply with all company policies and procedures and performs all necessary duties to ensure company success.
EDUCATION & EXPERIENCE
- Bachelor’s Degree or 5+ years’ experience with a proven success in hospitality and property management.
- Proven success record with customer service through all manners of communication.
- Excellent verbal and written communication skills, including ability to effectively communicate with and in front of people.
- Excellent computer proficiency: MS Office (Outlook, Word, Excel and PowerPoint).
PHYSICAL REQUIREMENTS
- Ability to perform the essential job functions, consistently, safely, and successfully with the ADA, FMLA and other federal, state and local standards, including meeting qualitative and/or quantitative productivity standards.
- Must be able to lift and carry up to 15 - 50 pounds.

- Detail oriented with the residences and paperwork.
- High moral standards and strong work ethic.
