Job description

Our company is currently looking for a professional and responsible individual to fill the role of Property Manager for our Portfolio consisting of 4 properties in the Boston Area. The Property Manager will have the full responsibility of managing daily operations, overseeing all on site team members and keeping in compliance with HUD, Fair Housing, state and local regulations.

Residential Property Manager Responsibilities:

• Implement marketing initiatives to achieve occupancy goals
• establish appropriate rental rates by conducting market research, determining costs and considering profit goals
• Prepare and distribute monthly statements and reports
• Ensure timely payments and collections
• Minimize rental delinquency
• Investigate and resolve resident complaints and concerns in a timely and efficient manner
• Enforce occupancy policies and procedures
• Maintain timely communications with residents and tenants
• HUD Annual recertifications and Interim Certifications
• HAP Voucher Processing
• Processing Special Claims
• Knowledgeable in all phases of applicant screening and leasing, as well as resident retention
• Oversee budgets
• Process payroll
• Skilled in securing bids and oversee Capital Improvement projects

Residential Property Manager Qualifications:

• 3 yr Apartment Management experience required
• 3 year Section 8 experience required
• One Site experience a plus
• EIV experience a plus
• Bilingual English/Russian a plus
• COS, preferred
