POSITION: Director Property Management - Park West Village, Cary, NC (Commercial Property Management)
REPORTS TO: Executive Vice President

BASIC FUNCTION: The Director of Property Management will provide direction, leadership, and oversight of the day to day operations of the Property Management Team.
MAJOR DUTIES AND RESPONSIBILITIES INCLUDE:
Broker for Property Management
· Maintain current broker’s license and oversee office sales licenses.
· Maintain brokerage files, policy, and education requirements.
· Maintain PM contracts for centers.
· Work to obtain 3rd party PM agreements.
Management of PM Department
· Oversee day to day operation of the department.
· Work with other departments to make sure PM is meeting requirements and needs.
· Work to set up consistent processes within the department.
· Review all capital projects and review amortization tables.
· Negotiate and review energy management contracts.
· Visit centers with managers and coordinators for reviews.
· Annual reviews of managers and property coordinators.
Property Management
· Create and maintain a strong team with Property Coordinator, Maintenance, Property Controller, Leasing Agent, and work with all involved with each center.
· Manage the day-to-day operations including all phases of maintenance for buildings and grounds.
· Vendor Management, contract negotiation and enforcement.
· Build strong tenant relations through direct communication. Aid during build out process, respond to tenant complaints, issues, and serve as liaison to tenants and corporate office relative to lease administration and enforcement of landlord rules and regulations.
· Develop and maintain Annual Operating Budgets. Review and approve all CAM expense invoices for payment. Prepare detailed monthly reports for ownership including financial statements.
· Develop understanding of corporate/owner standards for each shopping center and maintain those standards.
· Review capital projects for centers with owners and/or possible redevelopment.
· Work directly with marketing to enhance and increase brand image and awareness through multiple platforms.
· Build and maintain good community relations with city, civic groups, and other organizations.
· Oversee and direct maintenance at the properties to ensure a clean and safe environment.
· Frequently visit center during the day and night to ensure an aesthetically pleasing appearance is maintained.
· Review energy management to reduce utility costs.
· Maintain current codes at center including ADA reviews.
· Work with leasing to identify potential tenant leads and make sure vacant units are presentable.
· Oversee all security functions at the property.
· Monitor collections and report potential tenant issues as noticed in center visits.
· Provide documentation for bank and insurance audits, review results and make required repairs.
· Assist in the development of long-term strategies for upgrading centers, including development of a lease plan designed to improve the centers’ overall tenant mix, rent roll, and tenant quality.
· Oversee the short-term leasing arrangements for use of the shopping centers’ common areas and vacant in-line spaces.
· Ensure team is periodically reviewing sales figures to monitor tenant / center performance, identify risks and recommend appropriate rent levels, etc., to maximize the center’s market value.
· Encourage collaboration with Property Management Team, Construction and Asset Management to develop long term capital plans.
· Enlist, enlighten, energize, and empower teams. Impart a shared vision, enhanced through developing a department mission, shared goals and providing associates with fulfilling career experiences. Provide leadership and direction to others in the department and company regarding technical aspects of property management. Develop and implement formalized training to achieve department objectives. Mentor associates with succession planning in mind.
· Assist with new acquisitions or dispositions.
· Assume additional responsibilities and perform special projects as directed.
Real Estate Tax Management
· Review all centers RET values.
· Monitor payment to authorities.
· Make recommendations of properties for appeals.
· Manage appeal process including court appearances and appraisal reviews.
· Review all bills and any refunds plus assist in rebilling of the tenant taxes.
KNOWLEDGE & SKILLS:
· Minimum of 8 years’ experience in commercial Real Estate or related field.
· Shopping center experience required.
· College degree preferred.
· NC Real Estate Brokerage License required.
· Demonstrate leadership, management ability and problem-solving skills.
· Team building skills.
· Strong supervisory skills
· Strong communication, negotiation, and presentation skills.
· Ability to interact with Tenants, Vendors, Patrons and Municipal Officials.
· High degree of initiative.
· Able to organize work, engage in a variety of tasks simultaneously and consistently meet deadlines.
· Able to write reports and business correspondence.
· Able to apply common sense understanding to carry out complex instructions.
· Computer skills: Excel, Word, MRI, and other Property Management related programs. ·MRI experience preferred.
