Garden Street Communities Southeast is seeking a new team member for the important role of Director of Development covering Escambia and Santa Rosa Counties.
Headquartered in Pensacola Florida, Garden Street Communities is one of the largest, privately held, residential land developers covering the Southeast. Garden Street Communities develops lots solely for Adams Homes. Adams Homes is one of the largest, privately held, homebuilders in the Country. Garden Street’s footprint includes developing residential subdivisions in Florida, Alabama, Georgia, North Carolina, South Carolina, Texas, and Mississippi. Projects range in size from 100 to 700 residential lots. This is a hands-on role that is responsible for managing the entire life cycle of subdivision development: including but not limited to sourcing land leads for land acquisition, managing the land entitlement process including driving design and permitting with company managers and professional teams; management of site civil construction; and the overall development process to deliver, profitable, finished lots. The ideal candidate should demonstrate the following:
- Persistence, self-motivated, and student mentality.
- Experience managing consultants, site utility contractors, engineers and detailed understanding of the land entitlement process and delivery of platted lots.
- Experience finding, underwriting and acquiring land.
- Experience in rezoning, permitting and construction plan approvals for residential subdivisions.
- Knowledge of land costs, finished lot costs and site development costs within Escambia and Santa Rosa markets.
- Contacts with brokers, site contractors and engineers (consultants).
- Must know how to use Microsoft Office (outlook, excel, word [the basics]).
- Familiarity with online GIS tools such as property appraiser; county GIS mapper to quickly review land characteristics including zoning, future land use, floodplain, wetlands, utilities etc.
