Job Description
American Communities Management is looking for a highly motivated professional that has prior multifamily property management experience.
The Senior Property Manager will execute property management operations, ensuring that the property performs in accordance with corporate expectations. This will be accomplished by proactive management, thoughtful leadership, and a true passion for improving a community. In tandem with managing the property, the onsite manager must maintain a high level of market awareness to interpret and anticipate trends and implement strategies that maximize profitability. Outstanding performers will be able to grow alongside the company.
Main Job Tasks and Responsibilities
- Recruit new staff as needed.
- Travel to new properties to recruit, train, onboard and transition staff as needed.
- Train and develop other onsite staff by ensuring that only the highest caliber personnel are hired to represent the company. Provide coaching, performance management, and mentorship.
- Travel to properties to oversee management operations, training, systems implementation, and other management tasks as needed.
- Demonstrated track record of successfully leading high visibility and/or challenged properties.
- Maintain a critical view of the property, constantly seeking out physical and operational deficiencies, including health and safety issues, and working with Regional Managers to ensure such deficiencies are addressed without delay.
- Work with residents to improve rule enforcement, collections, and quality of life at the property.
- Pass out resident notices, changes in rules and/or lease terms.
- Always enforce the rules and regulations.
- Adapt to changing priorities and circumstances.
- Sell inventory homes to fill vacancies. Bonuses may be available for successful home sales.
- Aggressively market homes and convert inbound leads to home sales.
- Show inventory homes to prospective purchasers.
- Work with the Regional Manager to procure new inventory homes.
- Ensure resident satisfaction and operational excellence.
- Must keep the property 100% compliant and have full awareness of relevant laws and agency regulations, including but not limited to fair housing, COVID-19, sexual harassment, disability accommodations, environmental compliance, and landlord-tenant relationships.
- Make recommendations for major physical repairs, replacements, and improvements.
- Audit the property regularly to ensure that all company policies, applicable laws, and compliance areas are being followed.
- Walk and/or drive the community daily to ensure the physical infrastructure and appearance of the community are consistent with the prevailing rules and regulations.
- Monitor property financial and operating performance on an ongoing basis. Address performance issues immediately by working with the Regional Managers to develop a plan for correction.
- Resolve customer complaints in a manner that is in the best interest of the company and customer.
- Process evictions and other legal matters, and at times, participate in legal processes.
- Provide pictures of the property to corporate and regional management as requested.
- Implement and enforce resident documents such as new leases, and other documents as needed.
- Review, approve, and monitor the completion of all capital projects being performed at properties in the area.
- Work closely with Regional and other onsite staff to ensure that property-level issues are being heard and properly addressed.
- Assist in developing and optimizing marketing campaigns to achieve optimum occupancy levels and customer satisfaction.
- Respond to property emergencies rapidly and ensure such matters are handled appropriately and reported back to Regional and Corporate leadership.
- Always maintain impeccable records.
- At times, as needed, work with and assist local law enforcement and other first responders.
- Identify physical discrepancies at the property, obtain bids to rectify discrepancies, engage and oversee repairs to ensure projects are completed satisfactorily on time and budget.
Key Competencies and Experience
- At least three years of experience managing multifamily properties.
- A true desire to help improve communities, enhancing the lives of people who live there.
- Strong knowledge of Rent Manager is a plus.
- Must possess an innate ability to communicate and connect with a wide variety of audiences while maintaining consistent poise and diplomacy.
- Strong interpersonal skills.
- Strong knowledge with Microsoft Office suite.
- Exceptional leadership, communication, and team-building skills.
- Strong knowledge of accounting and bookkeeping, financial statements, principles, and procedures is preferred.
- Strong work ethic.
- Unwavering integrity and demonstrated ability to handle sensitive and confidential information.
- Ability to work independently.
- Demonstrated maturity in emotionally challenging situations.
- While not expected to occur often, willing to work weekends and evenings as needed.

This position is somewhat sedentary but onsite management work and meetings require physical capabilities. While preforming the duties of this job, the employee is regularly required to talk, sit, and hear. The employee is occasionally required to stand; walk; use hands to finger, handle or feel; reach with hands and arms. The employee must occasionally lift and/or move items up to 45 pounds or more.
