Position Title: Retail Property Manager

Overview:
Retail Sites, LLC is a commercial real estate developer located in Maple Shade, NJ that develops, acquires and manages retail shopping centers and other commercial properties primarily in the Mid-Atlantic Market.

We are seeking a Property Manager to join our team to assist the Vice President of Development with project management, property management and administrative tasks for our shopping center and commercial real estate portfolio. The successful candidate will be required to transition between a variety of projects and tasks, and work effectively with multiple titles, levels and personalities in a fast-paced environment. Attributes required of this position include being a self-starter, forward thinker and creative problem solver. The position reports directly to the
Vice President of Development, and provides exposure to ground up development, re- development, construction and property management with the potential for growth.

Responsibilities and Duties:

Property Management

• Diagnose incoming property management concerns with both tenants and vendors and propose appropriate solutions to VP of Development, with expectations of assuming full property management responsibility as a growth track.
• Track and coordinate requests, and analyze all property management bid proposals, service contracts and invoices for presentation and review with VP of Development.
• Check property invoices for accuracy, verify authorization for payment, and submit to accounting for processing.
• Maintain all tenant and vendor insurance certificates.
• Manage insurance claims on properties as necessary.
• Assist VP of Development and Accounting team with annual operating budget and reconciliation preparations for each property.
• Travel in the PA/NJ area as required to conduct site visits and inspections to ensure safety, integrity and aesthetic appearance is maintained.

Development/Construction Project Management

• Work with VP of Development to construct and manage development projects.
• Support VP of Development in review and processing of professional proposal, bidding and Contract Management.
• Support VP of Development in new Tenant Coordination.

Qualifications/Skills:

• Bachelor’s degree required.
• Three (3) years real estate experience, ideally commercial/retail property management.
• Ability to multi-task and respond to shifting priorities in a timely manner
• Strong computer skills, including experience with Windows and Microsoft Office Suite
• Experience with Yardi software would be helpful.
