Facilities/Property Manager for Natchitoches and Sabine Valley Campuses
This position is responsible for maintenance to buildings, interior and exterior, move equipment and supplies on the Natchitoches and Sabine Valley campuses, perform the annual physical inventory certification and maintain property records for the Natchitoches and Sabine Valley Campuses.
This position will be housed at the Natchitoches Campus.
DUTIES:
- Manage the maintenance work order system daily/weekly
- Participate and provide oversight in the execution of facility operations and improvements for all buildings, structures, grounds and utilities
- Provide support on a regular basis to the facility service groups that are contracted to maintain the site
- Assist in managing the set up of logistics for meetings, registration and orientations
- Communicate and maintain strong customer service relationships with the faculty and staff ensuring timely correction of deficiencies/repairs to their areas are completed
- Perform Maintenance and repair of plumbing system as required
- Manage the vehicle maintenance/records keeping (oil change, gas for vehicles)
- Manage the preventive maintenance of equipment and record keeping (boilers and electrical)
- Assist with the monitoring of contractor production and quality of work
- Schedule minor repairs to buildings, facilities, grounds, and light equipment/appliances and other related facilities jobs that can be done without calling a contractor (replacing light bulbs and ballasts, ceiling tiles, plumbing jobs, electrical fixes, etc..)
- Follow up and report on all facility activities
- Responsible for management of assets which includes physical inventory, identification tags, depreciation, proper record keeping, and required reporting.
- Upkeep of materials and property inventory system to control the inventories.
- Initiate, compile, and maintain all records and files necessary for room inventory control.
- Submit all required property documents to Louisiana Property Assistance Agency, including a monthly report of all changes to the inventory files, requests for dispositions on BF11 forms, vehicle information, etc.
- Supervise a periodic departmental audit of moveable equipment.
- Compile and submit the annual certification of Annual Property Inventory to LPAA and legislative auditors.
- Periodic reconciliation of LPAA activity to G/L activity
- Assists with supervising the outsourcing of janitorial services.
- Inspects the performance of the cleaning and reports the outcome to lead supervisor of the janitorial contractors.
Qualifications:
- Associate’s degree with three (3) or more years of industry based experience in the building construction trades, general building maintenance, or in the repair or maintenance of mechanical equipment OR five (5) or more years of industry based experience in the building construction trades, general building maintenance, or in the repair or maintenance of mechanical equipment
- Two (2) or more years of inventory experience preferred
- Proven leadership, communication, team building, self-motivated and problem-solving skills
- Must have work experience in a maintenance industry-based environment
- Must have work experience in basic computer skills and be familiar with Microsoft Word, Excel.
- Have the ability to train on data information system
- Valid Driver’s License
PHYSICAL REQUIREMENTS:
- Must have the use of sensory skills in order to effectively communicate and interact with other employees and the public through the use of the telephone and personal contact as normally defined by the ability to see, read, talk, hear, and handle or feel objects and controls.
- Must have physical capability to effectively use and operate various items of office related equipment such as, but not limited to, a personal computer, calculator, coper, and fax machine. Must be capable of standing, walking, moving, climbing, carrying, bending, kneeling, crawling, reaching, pushing, and pulling within the scope of assigned duties.
- The employee may regularly lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds. Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to maintain focus.
- Must have a valid driver’s license and ability to drive motor vehicle locally and out of town.
