Full description of the position

Overview:
Oversees the entire divisional sales department including hiring, training, and motivating sales team and partnering with corporate marketing to implement marketing strategy to maintain consistent sales.

Primary Duties & Responsibilities:
  • Ensures the sales team is trained on all company policies and procedures and adheres to them in day-to-day practices
  • Recruit, hire, onboard and train sales employees to ensure an appropriate staffing model
  • Analyze sales team performance and competency levels and create an action plan to improve deficiencies
  • Create and deliver ongoing and comprehensive sales training to ensure sales consultants can articulate Beazer’s value and differentiators, and deliver an excellent customer experience
  • Prepare and provide consistent updates to the divisions pricing strategy to ensure sales are at highest absorption while maintaining profits.
  • Complete timely and accurate CMAs to implement a strategy to outperform the market and appropriately adjust the pricing strategy
  • Coordinates with Division President and other departments as needed (Construction, Purchasing, Design, Customer Care)
  • Partner with Marketing Department to execute strategy to achieve the plan
  • Create a comprehensive community opening plan well in advance of sales start dates
  • Monitors lot mix, phasing, new starts, lot premiums, specifications and promotions.
  • Monitors health of backlog with consistent communication with lenders and closing department
  • Oversee the review of all contract documents and pricing to ensure accuracy and approve all contracts and change orders submitted by New Homes Counselors.
  • May manager escrow/closing coordinator and/or design studio manager
Education & Experience:
  • Thorough knowledge of Real Estate and residential construction industry
  • Minimum 5 years sales experience; homebuilding industry preferred
  • Minimum 2 years management experience
  • Broker’s license preferred.
  • Ability to hire, train and motivate staff.
  • Outstanding communication skills.
Skills & Abilities:
  • Ability to oversee multiple departments and juggle multiple priorities
  • Ability to pivot and adjust to market conditions, and understand which levers to pull to align with the business with the market
  • Lead talent with humility and confidence
  • High-level of emotional intelligence and ability to collaborate with multiple departments to achieve results
  • Strong management skills that foster teamwork and a results-oriented team
  • Excellent interpersonal, oral and written communication skills.
  • Ability to perform under high level of stress and ability to make independent decisions.
  • Computer skills – Ability to use Microsoft Excel, Microsoft Word, Outlook, Zoom, and Salesforce
Physical Requirements:
  • Typical office environment
  • Ability to operate a motor vehicle and travel between sales models regularly
  • Ability to walk on uneven surfaces
  • Construction sites where temperature, weather and noise may vary; may encounter electrical, dust, poor ventilation, dangerous machinery and moving objects and toxic conditions.
