Property Manager
General Description: Exciting opportunity to work for the area’s leading non-profit Community Action agency! Join the Valley Opportunity Council, whose work positively impacts the lives of local residents every day. An immediate opening is available for a Property Manager for our Housing Program. Our Property Manager manages the full cycle of the rental process of the VOC Housing Component. Ensures the property is in good working order, maintaining a low vacancy rate.
Special Essential Duties for Property Manager:
· Tenant Selection
· Works with Leasing Agent to fill vacancies
· Maintains wait list
· Application process
· Occupancy agreements, leases, etc.
· Rents
· Accurate record keeping
· Collection of rents, security deposits
· 30 day notices
· Summary process
· Property Inspections
· Annual HQS Inspections
· Weekly visits to the property/common areas
· Maintenance
· Ensure that all properties are well maintained
· Submit work orders to the maintenance department
· HQS inspections/follow-ups
· Project based inspections/follow-ups
· Mediation
· Investigate and resolve tenant complaints
· Enforces rule of occupancy
· Mediates tenant dispute
· Initiates letters and memo's to tenants
· Compliances
· Ensures compliance with all income eligibility and other reporting requirements for funding as:
1.Home Program
2.Tax Credit
3.HIF
4.City of Holyoke
5.Holyoke Housing Authority
6.Wayfinders
7.Reports
· Preparation and completion of monthly and quarterly reports by collection and analyzing data
· Misc
· Attend meetings and trainings by the Housing Director
· Other duties as assigned by the Housing Director
General Requirements:
· Competence with office management software
· Familiarity with appropriate local, state, and federal laws and regulations regarding landlord/tenant laws.
· Strong interpersonal skills
· Good organizational skills
· Ability to work under pressure
· Detail oriented

Benefits:
· First 12 Months employees accrue 2 weeks of vacation.
· After 13 months, you begin to accrue weeks of vacation.
· You accrue 2 weeks of sick leave each year.
· 1 Hour Paid lunch Break.

· Other benefits such as, medical Insurance, In lieu of medical insurance, VOC will provide the lowest cost contributed by the agency towards childcare reimbursement or other benefit products such as AFLAC products & Guardian Life insurance.
· Retirement plan available through Mutual of America, VOC will contribute 2% of your gross pay. If the employee wishes to contribute through employee deductions, he/she may contribute a minimum of 2% of their pay and the agency will add another 1%. Employees are also eligible to start the plan and contribute through payroll deductions after 30 days on the job.

Pay: $20.00 per hour
