The Property Manager manages the apartment community as a complete business unit in order to achieve operational and financial results. They train, supervise and mentor a team of Leasing Consultants and Maintenance staff to uphold the company’s policies for leasing, marketing, accounting, property appearance, and resident customer service.
The successful leader motivates and empowers staff/team to achieve daily, weekly, and monthly property goals. He/she manages leasing activity to ensure budgeted goals are achieved; breaks down monthly targets to daily/weekly, individualized goals; decides on weekly specials and leases apartments. Additional responsibilities include:
- Provides coaching and feedback to staff; ensures job expectations are known and followed for all persons on the team; ensures consistency of personnel decisions/actions.
- Handles elevated resident issues; ensures staff is focused on improving resident satisfaction through all interactions.
- Oversees/directs local marketing strategy for property; works with corporate Marketing team.
- Stays current on relevant market issues and competitive information.
- Manages income and expenses to achieve operational budget; review and approve property expenses; authorizes expenditures.
- Generates property wide communication to residents to inform and update them on issues and/or their apartment community.
- Assists in the preparation of the operational budget.
- Walks the property visually inspecting common areas; amenities, and vacant apartments to ensure cleanliness and professional appearance; takes action if property does not meet standards
Requirements
- 3-5 years of experience in property management.
- Lease-up experience preferred
- Experience working with construction teams and managing Class A assets
- Local market experience with proven history in customer service, negotiation, and property marketing / advertising.
Job Type: Full-time
Pay: $60,000.00 - $70,000.00 per year
