Senior Property Manager in Portsmouth, NH
Successful candidate must possess the skills and experience to manage 300,000-400,000 square feet of multi-tenant office/retail and restaurant composition of commercial real estate, within a dozen locations throughout the downtown area of Portsmouth, NH, with responsibilities to include but not be limited to:
- Manage and lead staff, including on-site and rotating staff of janitors, maintenance technician, and assistant property manager
- Prioritize daily workflow with mindset toward preventive, periodic and emergency issues, must possess the ability to remain confident and self-assured during all situations
- Oversee, maintain, and inspect all designated buildings and properties to insure operational efficiencies and intergrate focus management techniques into resolve of all issues
- Ensure compliance with all relevant laws, codes, and company policies
- Possess skill set to interface with firm's construction management department for long range capital and short-term tenant improvement projects, through to completion
- Must be a self-starter and possess excellent verbal and written communication skills to interact at various levels of tenant relationships
10+ years of experience in commercial property management or CPM preferred.
SPECIFICS INCLUDE:
- Prepare Property Budgets
- Prepare Variance Reports
- Reconcile Annual CAM Expenses – Q1 each Year
- P.M. Coordination – Annual(s) & Quarterly
- Prepare and Maintain Current Abstracts
- Property Management Agreements
- Oversee Assistant Property Manager – establish goals, objectives – provide senior level guidance; prepare employee evaluation, approve PTO
- Vendor Oversight
- Vendor Invoice Coding – {eye toward expense management}
- Landscape/Snow RFP’s for 581 and Congress until redeveloped
- Tenant Improvements – Initiate Specs and Oversee Tenant’s needs with EVP Construction
- Weekly Property Visits – Foresight in planning – coordinate with TBD Building Engineer
- Assist in On Call Rotation
- Solar Panel / Utility Audits
- Capital Improvement Projects – identify and coordinate with EVP Construction
- Rosa Condominium Association – all aspects of management/budget and meetings
- Direct Liaison w/Portsmouth Hospitality Interface on Overlap of Restaurant/Property
Job Type: Full-time
Pay: $75,000.00 - $90,000.00 per year
