Onsite Apartment Management Individual or Team Needed in Klamath Falls
We are looking for an experienced manager or team for 62 residential units. The ideal candidate will be self-motivated, have excellent communication and interpersonal skills, with experience in leasing and property management. The ability to perform cleaning, repairs, and other maintenance services is desired but not required.
The onsite manager is provided with a two bedroom apartment with laundry facilities in the unit. You will work in a rental office that is located adjacent to your apartment. The resident manager must live on-site and have weekend availability as needed. The onsite manager will work with the owner’s office support and accounting staff.
The required duties include, but are not limited to:
· Oversee the day-to-day operations of the apartment complex
· Serve as the primary point of contact for residents and maintain a positive relationship with tenants, fostering a sense of community and addressing their concerns in a timely and professional manner while enforcing policies
· Track and manage work orders and maintenance requests while coordinating property maintenance activities, including scheduling and overseeing repairs and inspections by third parties
· Distribute notices, announcements, and other communications to residents as needed
· Receiving and depositing rents, deposits, and fees
· Lead the leasing process, including conducting property tours, screening applicants, contact prior landlords, perform reference checks and processing lease agreements
· Coordinate move-ins and move-outs, ensuring the smooth transition of residents including the necessary procedures with keys, security codes, parking, utilities, and the proper documentation of the process
· Conduct move-in and move-out inspections with residents
· Conduct regular inspections of the property to ensure compliance with safety and cleanliness standards
· Monitor and check all building systems including water heaters, electrical, plumbing, roofing issues, sprinkler systems, geothermal heating system, security gates, and more for any signs of issues and promptly report any issues to management
· Be available for emergency calls and quickly notify proper parties if there is an issue requiring immediate attention
· Arrange with management office for proper coverage for time off and away from property
· Maintain organized files and documentation related to tenant leases, contracts, rent payments, maintenance requests, and other important documents
Qualifications:
· Previous experience in property management or a related field is preferred
· Knowledge and understanding of landlord/tenant and Fair Housing laws
· A current and valid driver’s license is required along with reliable transportation
· Strong work ethic with good organizational skills and attention to detail
· Excellent communication and interpersonal skills
· Proficient in using office applications
· Ability to multitask and prioritize responsibilities effectively
Compensation:
· Compensation for this position will depend upon the level of experience and qualifications
