Property Management - Property Manager(Community Manager)
We are seeking a personable and skilled Property Manager (PM). This position will provide office administration services in a fast paced, customer-focused environment.
The PM will oversee all aspects of Property Management as well as overseeing the daily site operations and achieving the financial goals of the company. The PM assists with personnel, marketing and leasing, collections, resident retention and customer service, community maintenance, contracted services, community safety and legal compliance. The PM is responsible in completing administrative tasks including site accounting and report preparation, processing accounts payable, processing bank deposits, posting rent, and performing other administrative functions.
In addition to the base pay, we offer monthly bonuses based on performance and acheiving goals.
Essential Duties and Responsibilities:
-Provide the highest level of customer service
-Ensure timely payment of monthly bills
-Coordinate scheduling of all apartment remodels and repair work
-Work with vendors to obtain bids for services
-Track monthly metrics and goals for rent collection & occupancy
-Coordinating work orders with vendors
-Audit lease paperwork trail to ensure compliance
-Monthly rent collection
-Timely sending and follow up of all notices
-Managing monthly and yearly cash flow
-Follow up and track customer referrals
-Answer telephone inquiries from customers, attend to visitors and assist other staff in the organization with inquiries
-Ensure all employees comply with the legal, operational and administrative policies and procedures. Promotes and ensures compliance with Fair Housing laws and other industry-related federal, state, and local laws. Maintains documentation verifying compliance.
-Provides input toward developing programs that increase revenue, decrease expenses and increase resident satisfaction.
-Other duties as assigned and needed
Knowledge and Skills and Qualifications:
1. Ability to communicate and maintain good relationships with Corporate Office employees, residents and local employees.
2. Excellent interpersonal skills and the ability to interact effectively with persons of diverse social, cultural and ethnic backgrounds.
3. Proficiency in all administrative, leasing and marketing areas of property management operations.
4. Good written and verbal communication skills.
5. Strong bookkeeping, problem-solving and analytical abilities.
6. Good leadership and supervisory abilities.
7. Bi-lingual, English and Spanish greatly desired.
Education and Experience Qualifications:
1. High school diploma, G.E.D. or additional equivalent experience.
2. A minimum of three years experience as a property manager or
3. A minimum of three to five years experience as a Leasing Consultant or comparable combined experience in the property management field or other related industry.
4. Experience with PM software preferred, Yardi, Rent Manager, Appfolio etc.
