Community Manager
Job Summary
We are a property management company that owns and operates mobilehome and RV parks throughout California. We have been in business since 1988, our corporate office is in Costa Mesa. Our portfolio currently consists of 27 properties.
It’s not often a community management opportunity such as this becomes available. This location is steps from the beach with amazing views of the ocean.
We are looking for a full-time community manager for our lovely seaside Park in Cayucos, California.
Responsibilities and Duties
Responsibilities and general duties include, but are not limited to:
· Space compliance oversight for: 17 park owned rentals, 32 resident owned homes, one Airbnb unit and 35 transient RV sites.
· Walking the community and inspecting all amenities (daily)
· Community engagement
· Park owned rental unit property walk-throughs and inspections
· Managing and resolving (sometimes) complex resident and compliance situations (most issues only need a commonsense approach)
· Management of space compliance notices, expirations, and procedure timing
· Respond and professionally handle emergencies in line with the company’s goals
· Management of the Airbnb unit, making sure the unit is always cleaned and ready for the next booking
· Occupancy and help with marketing — team up with corporate office efforts
Administrative - Most of the job requirements are administrative:
· Distribute rent statements
· Accept and process rent and RV payments
· Provide property information. Show rental homes as needed.
· Track and validate all rent increases
· Bank deposits and reconciling the parks monthly billing and collections
· Work with our 2 online billing systems. Manage America for rentals and resident owned units and Reserve America for transient RV spaces

· Experience with community relations and conflict resolution — tactful, but most importantly, professional when handling residents, guests and vendors, and themselves in the workplace in general.

· Firm, fair, but nice
· Transient RV experience would be helpful
This community has 17 rental units, 32 resident owned units and 35 transient RV spaces. Most of the RV spots are transient vacation stays that require a lot of reservation management. Rental units require maintenance from time to time. You will be responsible for coordinating with the corporate office and project manager when repairs and maintenance are necessary, including managing rental vacancies as they come up.
We provide training, however — you absolutely must be proficient with Microsoft Officeprograms,particularly Excel. Proficiency in basic math is required, and if you can write a good letter, all the better!
Education requirements: High school diploma is required, with college education preferred.

Job Type: Full-time — because we are a vacation destination to 35 RV sites and one Airbnb an occasional Saturday morning and some Holiday attendance may be required
