The Leasing Agent is responsible for apartment showings, posting vacant apartments, and completing lease signings with new tenants. He/she will build a trusting relationship with tenants, maintain all needed documentation, provide exceptional customer service and help to support smooth turnovers. This includes photographing apartments, move-in/out logs, maintenance requests and resolving tenant issues when they arise.
Principal Responsibilities:
1. Responsible for day to day of Leasing Agent.
- Maintains visibility and good communications with tenants. Responds to tenant concerns and issues.
- Mediates tenant disputes and enforces compliance with leases and property rules.
- Ensures timely completion of work orders and property maintenance issues.
- Inspects properties and arranges for repairs as needed upon move out
- Helps with rent collections, property fees and pet deposits.
2. Renting vacant apartments
- Works to fill vacant apartments by advertising properties and ensures all postings are up-to-date.
- Provides tours of the property both in person and virtually.
- Assesses potential applications in accordance with anti-discrimination laws.
- Completes lease agreement with new tenants and collects all needed signatures and deposits.
- Verifies auto-pay amounts with the tenants and gets new tenants set up with AppFolio
- Maintains filing of all documentation in the office and information on AppFolio.
3. Performs other general duties:
- Works independently and as part of a team to carry out job duties.
- Communicates in a positive and respectful manner with tenants, co-workers, visitors and potential new tenants.
- Attends company staff meetings.
- Assists Director of Operations with special projects as needed.

Minimum Qualifications:
- Must possess a high school diploma. Experience in a Business or related field is preferred. One year of experience managing properties and applicable housing regulations is preferred. Must possess good interpersonal communication skills and be able to relate to a wide variety of people. The ability to respond appropriately to emergency situations and display good decision-making abilities is critical to the success of this position. Must possess good analytical skills and the ability to work with Excel spreadsheets and other software. Must possess a valid driver’s license.
Working Conditions and Physical Demands:
- May require daily travel to various property sites.
- The Leasing Agent may be required to provide on-call coverage as needed.
Job Type: Full-time
Pay: $20.00 - $23.00 per hour
