Job Title: Leasing Consultant Supervisory Responsibilities Y/N N Reports to: Property Manager
The Leasing Consultant will be responsible for all leasing activities in a Section 8 community. The leasing Consultant will be handle lead generation through close in assigned communities. Interact directly with prospective and current residents to achieve maximum occupancy. This includes generating and handling traffic, leasing apartments, qualifying prospects and renewing second generation leases. Will prepare lease documentation, and complete move-in paperwork and procedures. Knowledge of Section 8 a must. The Leasing Consultant also assists with the company's on-going relationship with the residents throughout their tenancy.
Main Job Responsibilities: Generate new leases and secure renewals Ensure resident applications, background checks, and lease paperwork is completed in accordance with all legal requirements and company policies Waitlist management Respond to internet leads and appointment requests Provide exceptional customer relationships throughout the lease term to ensure the maximum number of lease renewals Preview property tour paths, models and ready units prior to appointments Provide superior customer service to internal and external customers Answer prospective, resident, and customer inquiries which may include questions about the community, the company, lease details, and amenities; take prompt action to solve/address issues and/or submit resident service requests if needed Perform other duties as assigned or as necessary
Essential Skills and Abilities: (Describes the core skills, competencies, and characteristics that the candidate must display to be successful in this role) Administrative Skills – General office duties, writing letters, answering phones, filing, preparing reports, interpreting policies and procedures, proficiency in office equipment Analytical Skills – Ability to create, compare, and analyze statistical data; ability to conduct research. Knowledge of organizational and community policies and procedures. Ability to apply policies and procedures to solve everyday issues. Strong attention to detail. Communication/Language Skills – Ability to present and effectively communicate (written and oral) with all levels of employees, residents and prospects, outside agencies and manage large volumes of correspondence. Ability to compose and proofread documents. Ability to interpret HUD manuals.
