Role Overview

The Lease Administrator role is ideal for a recent college graduate interested in learning about industrial real estate. This role supports the Asset Management Team in orchestrating multiple tasks, including correspondence with tenant companies, tax consultants, and districts, working with AIC Industrial Accounting in the coordination of invoices, and the creation of property business plans and lease abstracts. Real Estate concepts will be taught and developed through the onboarding process and continue in daily business operations.

Responsibilities

• Work closely with the Asset Management team to assimilate acquired properties into the AIC Industrial portfolios
• Ensure compliance with lease agreements; process leases, revisions, escalation clauses, rent bump increases, and other changes
• Monitor, review, and report on escrows for taxes, insurance, repairs, and rollover
• Maintain property tax schedules and files, coordinate tax payments with lender, tenant, or landlord
• Participate in Annual Budgeting plan and prepare business activity report, property budgets, and forecasts
• Coordinate insurance payments with a tenant and/or landlord when required
• Provide accurate and timely information to other departments
• Coordinate projects with asset managers and third parties
• Maintain tenant financial reporting information files per the lease document
• Review cash receipts and disbursements. Work with the team to follow up on under/non-payment of rent or escrows
• Participate and assist in asset sales and or portfolio financings
• Assist in the CAM reconciliation process when applicable
• Maintain electronic filing of information
• Perform special projects as needed
