Job Title: Property Manager

General Comments: Willow Creek Management Services, Inc., is a full-service property management company providing services to non-rental property owners and homeowners associations in the resort communities of Aspen, Snowmass Village, Old Snowmass, and Basalt, Colorado. We have established our reputation as the leading property management firm in the upper Roaring Fork valley through attention to detail, responsiveness, follow-through, cleanliness, professionalism, and excellent workmanship in all tasks. All employees are expected to maintain a professional and respectful demeanor at all times: with clients, with vendors, with the public, and with each other. Position is generally full-time (8 to 10 hours per day depending on the schedule for any given week) and requires some weekend and holiday workdays. Employees will be required to be “on call” occasionally in order to respond to after-hours emergencies or other work as may be required.

Job Description: A Property Manager is the primary person responsible for all aspects of a limited number of individual homes and is expected to help with other homes as needed: general condition, cleanliness, maintenance, service, and security. Homes range from relatively ‘simple’ homes to extremely complex ones with whole-house controls. This is a ‘hands-on’ position requiring lots of time ‘in the field’ and little time ‘behind a desk’: The Property Manager is tasked with performing necessary repairs and maintenance.

Responsibilities:

  • Perform regular inspections of homes to ensure the security of those homes, and the proper operation of systems such as HVAC and AV.
  • Identify potential problems and work needing to be done at each property to keep everything in good working order and protect the client’s investment.
  • Troubleshoot problems and resolve or engage appropriate trades.
  • Perform maintenance, repairs, and other services as may be needed and within the scope of normal operations. Such work may range from light electrical or plumbing work to hanging pictures and artwork to snow removal, washing cars, and purchasing groceries.
  • Coordinate and supervise routine maintenance and service work – HVAC service, snow removal, landscaping services, window washing, chimney cleaning, fireplace/gas appliance maintenance, carpet cleaning – providing access and ensuring that the home is secure after work is completed each day.
  • Coordinate housekeeping services, providing access to homes for the housekeepers, and ensuring that the homes are secure at the completion of work.
  • Schedule and track work needing to be done and verify timely and proper completion.
  • Conduct pre-arrival maintenance, service, and repair to ensure the home is properly prepared for a client’s arrival.
  • Conduct post-departure inspections to ensure the property is secure.
  • Obtain estimates/quotes for work needing to be done and secure client approval as necessary.
  • Respond promptly to client requests.
  • Update and improve operations.
  • Properly maintain company-provided vehicle – regularly checking fluids, tire pressure, wipers blades, general condition – and arranging for needed maintenance and repairs by qualified professionals.

Qualifications:

  • Previous experience in property management, maintenance or related fields.
  • Ability to multi-task and prioritize.
  • Ability to build relationships and trust with clients and vendors.
  • Keen eye for detail.
  • Excellent communication skills.
  • Fluency in English: speaking, reading, writing.
  • Ability to both take and give direction.
  • Team player. Willing to pitch in where and when needed.
  • Possess a valid Colorado driver’s license and a clean driving record.
  • Pass a background check.
  • Able to fulfill physical requirements of the position.

Job Type: Full-time

Pay: $24.00 - $32.00 per hour
