Waterstone Properties Group is seeking a self-motivated, detail-oriented problem solver to join its Needham, MA office as a Lease Associate. The individual will be involved with the processing of commercial leases and working closely with the SVP of Leasing.

Specific Responsibilities:
Manage a portfolio of leases, identifying prospective tenants, cold calling, canvassing, and engaging with local business to add to our portfolio. Involved in tracking lease expirations, renewal options, and other lease-related obligations.
- Abstract critical lease terms, including recovery clauses, for new Leases, Lease Amendments, Lease Terminations,
- Thoroughly understand and continually reassess characteristics of assigned properties, including physical condition, demographic composition, market rental rates, co-tenancy, trade area competition and traffic patterns.
- Compile and use data to target, attract and finalize leases with appropriate tenants by convincingly presenting benefits of Waterstone’s properties, maintaining credibility, and understanding and matching tenant requirements.
- Research, analyze and make recommendations concerning prospective tenants.
- Gathering data in preparation for all new leases, renewals and rent resets. Structure deals, create and submit proposals in VTS and manage versions.
- Assist asset management with collecting and processing all lease documents and serve as a resource throughout the lease negotiation process.
- Update the View the Space (VTS) platform on a regular basis and provide regular update entries for leasing related deals.
- Keep lease expiration reporting updated on VTS on a regular basis.
- Collect and present market data and comps.
Desired Qualifications:
- Ability to prepare market analysis, define rental rates, and determine ideal tenant mix.
- Requires very strong and professional verbal and written communication skills. Self-driven with the ability to problem solve independently.
- Ability to draft and write detailed notes, and communications to tenants, vendors, and contracted firms to prepare reports and presentations, technical information in a clear and concise manner.
- Must be organized and task-oriented, able to work in a fast-paced, team-oriented environment with multiple deadlines, and adapt readily to changing priorities. Helping to automate processes and workflow.
- Technical expertise - Proficiency in Microsoft Office suite: Word, Excel, PowerPoint, Adobe, Sharefile, Zoom, VTS, and YARDI is a plus. Comfortable with CRM systems.
- Requires excellent people skills and the ability to build and maintain positive, supportive working relationships. (small office environment with close working relationships)
- Experienced negotiator with a minimum of 1 year of sales/leasing experience. Proven negotiating ability as evidenced by quantity and quality of retail leases completed. Established working relationships with national tenant representatives.
- Understanding of the lease document and expertise in originating, negotiating and completing new and renewal leases for in-line and freestanding locations.
- Ability to prepare market analysis, define market rental rates, and determine ideal tenant mix.
- Proven ability to canvass, cold call and qualify prospective regional and local area tenants.
- Possess a desire and necessity to travel and get in front of tenants around the country to drive and expedite deals.
