Retail Sales Real Estate Associate in Eagan, MN
DUTIES & RESPONSIBILITIES:
The Real Estate Associate will have and/or develop expertise and skill in the following areas and will be responsible for the following reporting and communication requirements as deemed appropriate by the Director of Real Estate:
- Manage and update all lease related information and data in Prolease real estate software. This includes but is not limited to new leases, renewal leases, estoppel agreements, assignment and assumption agreements, notices to exercise options and related matters.
- Generate reports on a timely basis from Prolease including but not limited to critical lease dates; monthly rent and various analytic reports as needed.
- Input and maintain our network of emergency services in Prolease.
- Assist managing sublease relationships and rent payments.
- Locate applicable lease clauses to answer real estate department and/or landlord questions.
- Maintain manual and/or electronic files for all company locations.
- Draft letters and/or emails responding to common inquiries.
- Create and process communication to all landlords, using mail merge when effective.
- Develop relationships and communicate with vendors to support the day-to-day operations of buildings we own in the Twin Cities market. Such vendors may include maintenance, landscaping, snow removal, build-out, and others as needed.
- Assist with new location set-up as directed by the Real Estate Director.
- Maintain the Company Statement of Value (SOV) needed for property insurance purposes. Assist with landlord certificates of insurance.
- Assist with business license administration as needed.
- Assist facility supervisor to work with vendors to complete work for Company office buildings.
- Perform other duties as assigned.
KNOWLEDGE, SKILLS AND ABILITITES:
- Should have knowledge of commercial real estate including a broad understanding of leasing, build-out/construction, and landlord/tenant relations requirements of managing commercial property.
- Good interpersonal skills with the ability to professionally communicate with other staff, landlords, tenants and vendors.
- Excellent organization skills.
- Excellent computer skills with knowledge of Excel, Word and real estate software.
- Excellent time and project management skills with the ability to accurately finish projects on time.
- Knowledgeable about facility management to provide an efficient and safe work environment for all visitors, employees, and customers.
WORK ENVIRONMENT:
Work is performed in the Company headquarters building in Eagan, MN. Wrist and finger manipulation due to computer work, calculating, compiling and filing. Equipment used may include but is not limited to computer, typewriter, calculator, telephone, copy and fax machines. This job may require minimal travel – only in the Twin Cities metro area. Lifting requirements of up to 25 pounds on an occasional basis may be required.
MINIMUM REQUIREMENTS:
- Any post-secondary degree with at least 3 years commercial real estate experience OR
- An equivalent combination of education and experience
PREFERRED EDUCATION BEYOND MINIMUM QUALIFICATIONS:
- Knowledge of Prolease and Yardi real estate software
PREFERRED EXPERIENCE BEYOND MINIMUM QUALIFICATIONS:
- Commercial property leases and related documents
