As a Property Manager on the Property Management Team you will be a key contact for the communities we serve. LINK’s Property Managers are integral in building relationships and fostering trust with residents. They are knowledgeable industry experts, able to communicate effectively and form lasting connections. This role is crucial to the overall success of the community, by making sure that residents are happy and the property is running efficiently.

What You'll Do

  • Encourage a healthy and productive working environment by clearly communicating goals and objectives, celebrating and recognizing achievements, and offering guidance, leadership, and support to the team.
  • Implement staffing plans and evaluate the training and development of on-site team members; hold accountability to individual team members to ensure proper execution of individual responsibilities.
  • Establish a strategic plan to ensure the community operates within the approved budget and executes on defined strategies
  • Monitor revenue and expenses to ensure NOI achievement and report analysis of monthly financials (including projections) and other salient information relating to operations to the Regional Property Manager
  • ​Evaluate performance and provide strategy recommendations relating to market rents, traffic, resident retention initiatives, and renewal rates in accordance with market trends.
  • Drive performance and execute on defined occupancy goals by leading and holding the leasing team accountable to deliver on leasing objectives and expectations; strategically adjust the plan as needed to achieve results.
  • Organize and implement innovative marketing plans, community activities, and philanthropic events.
  • Monitor and provide feedback on matters pertaining to CapX, collections, property aesthetics, and marketing initiatives.
  • Oversee damage assessments, application approvals, work order completion and quality, property inspections, collections, lease expiry, and adherence to Fair Housing laws.
  • Schedule and supervise vendors and maintenance teams through the turnover process to ensure quality and timely delivery of units.
  • Process rent payments, manage delinquency, and process evictions.
  • Manage the customer experience and ensure achievement of company customer service standards; mediate and promptly resolve the objections and concerns of residents.
  • Ensure all leasing models, amenity spaces, tour routes, and overall site aesthetics are maintained to the highest possible standard and proactively communicate any problems to the appropriate party to address.

About You

  • High school degree or equivalent required, bachelor’s degree in Property Management, Real Estate, Business Administration or a related field is preferred
  • At least three (3) to five (5) years of related property management experience with multi-family/residential property is required
  • At least one (1) year of experience leading a team is required
  • A strong sense of responsibility, ownership, and accountability
  • Strong knowledge to adhere to applicable federal, state, and city regulations involving Fair Housing, health and safety policies and procedures, and other aspects of residential, multi-family property management
  • Financial analysis skills and ability to manage operations within the approved annual budget
  • Detailed knowledge of the eviction process, and applicable state & federal laws.
  • Excellent interpersonal skills including strong verbal and written communication skills
  • A positive, get the job done attitude
  • Strong attention to detail, accuracy, strong organizational, multi-tasking, planning, and time management skills
  • Strong leadership skills and ability to develop, train, and motivate others
