Full description of the position

Property Manager

Trillium Management is seeking a Property Manager to oversee the daily operations of our apartment community. Responsibilities include financial review & reporting, employee management, and facilities management. Applicant must possess financial and analytical skills, including budgeting and long-term planning. Applicant must also be able to show extensive knowledge of the multi-family apartment industry in addition to a proven history of successful leasing and marketing plans. Proven employee management skills along with the ability to multi-task in a dynamic environment are essential.

Requirements:

· Bachelor’s degree in business, finance, or marketing preferred.

  • 5 years of proven experience in the on-site management of the multi-family real estate, including financial management.
  • Proven success in managing a large multi-family property.
  • Must be familiar with the west Michigan housing market.
  • Experience using Yardi or similar software.
  • General understanding of basic HVAC and other basic maintenance functions.
  • General understanding of Landlord/Tenant laws.
  • Must have a current driver's license.
  • Advanced computer skills and proficiency in utilizing Microsoft Office (Word, Excel, Access, Outlook, PowerPoint)

Accountable for:

  • Collections of 99% on all stabilized assets.
  • Meet and exceed submarket occupancy.
  • Meet and exceed rents of comparable communities in the submarket.
  • Maintain acceptable turnover and resident retention performance
  • Keep abreast of legislation; limit exposure to litigation

Duties/Responsibilities: (include but are not limited to the following)

  • Provide leadership and carry bottom line profit and loss responsibilities in addition to maximizing the financial performance of each property.
  • Personally inspect property on a regular basis (both scheduled and unscheduled visits), assuring the marketability of the community, both interior and exterior.
  • Help your staff set goals, guide their development and perform annual appraisals
  • Assure compliance with all of Trillium’s policies including but not limited to conducting monthly safety audits and general assessments of your property to ensure they meet all Trillium’s operational standards.
  • Assist your team in marketing and leasing property units.
  • Monitor move-out procedures as well as oversee and personally check turn standards, i.e. carpet repair or shampoo, painting, and appliance repair, whether performed in-house or by outside contractors.
  • Managed and schedule a renovation turn process which includes extensive upgrading of units.
  • Follow through on any incident reports involving properties in your portfolio.
  • Work closely with accounting, marketing, human resource, and other departments to meet your financial targets.
  • Complete weekly, monthly, and quarterly reporting on occupancy, financials, and delinquencies.
  • Prepare reports for the owner, detailing cash flow, maintenance budgets, and marketing strategies. Coordinate format and content with the accounting department.
  • Review and inspect all capital replacement plans, and ensure all are within the scope of the budget. Communicates with Supervisor for appropriate approvals as necessary.
  • Analyze and evaluate personnel needs, including management, leasing, and maintenance personnel.
  • Enhance the skills of existing employees for current and future responsibilities.
  • Other duties as assigned

Essential Physical Qualifications: Bending, climbing stairs and ladders, kneeling, lifting up to 50 pounds, stretching, squatting, and walking.

Compensation & Benefits: Based upon experience and performance. PTO, paid holidays, 401K, and compensation towards health benefits.

Job Type: Full-time

Pay: $45,000.00 - $60,000.00 per year
