Our Candidate Search
We are seeking an experienced and motivating Residential Property Manager to join our Property Management team. Ideal candidates should have previous experience overseeing a high-end multifamily community or small portfolio of multifamily communities. Candidates must be highly motivated, customer service oriented, and have a proven leadership ability to drive management and residential leasing operations.
Job Description Summary
Under the direction of our Senior Property Management team, the Residential Property Manager is responsible for hands on supervising all phases of on-site operations including residential leasing, marketing, accounting, and tenant retention efforts to meet property goals.
Essential Functions
· Operation of the property within the company financial guidelines and property goals
· Interpret and consistently implement policies and procedures through direct supervision, ongoing training, and leadership of property staff
· Management of vendor relationships and service contracts, capital improvements
· Physical inspections of the property to ensure curb appeal and marketability
· Efficient and timely leasing and financial reporting and administrative duties using property management software systems
· Responsible for the knowledge and implementation of leasing and sales methods, marketing plans and promotions
· Tenant retention efforts including implementing tenant retention programs, monitoring renewals, and amenity programs
· Property level accounting responsibilities including: timely rent collections, payables/receivables, bank deposits, budget preparation and management
· Ensure the highest level response to tenant inquiries, requests and grievances
· Maintain compliance with local, state, and federal Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other associated laws pertaining to Multifamily housing
· Oversee all aspects of the rental screening and move-in process, including lease and file review
· Timely processing of legal notices, delinquencies, security deposit itemizations, and collection accounts
· Lead property level marketing efforts including online rental listing, physical signage/banners, advertising, and promotions
· Keep informed of current market conditions and drive competitive pricing through market surveys
· Develop and maintain all leasing, occupancy and tenant retention objectives
· Responsible for handling building emergencies
· Manage move-in/move-out inspections, facilitate unit turnovers and maintenance
· Implement and uphold property rules
· Mediate tenant disputes
· Full-time position with weekend scheduling required for the duration of the lease-up period
· May perform other duties as assigned
Qualifications
· Understands, acknowledges, and practices Fair Housing and Landlord/Tenant law administration
· Able to maintain business operating systems and keep work flowing
· Deep understanding of leasing and financial goals, property maintenance costs, processes, and timelines to operate assets in the
· Knowledge of residential leasing practices and enforcement
· Excellent overall communication skills (clear and concise speaking, active listening, and effective professional writing/communications, which includes spelling and grammar accuracy)
· Ability to maintain discretion and confidentiality at all times
· Computer proficiency with a strong knowledge of Microsoft Office Suite (Outlook, Word, Excel, etc.) and the ability to learn new business specific software programs as needed.
· Strong interpersonal skills, able to effectively communicate in a professional manner with tenants, the public, vendors, all levels of management and staff while being flexible and collaborative while developing and building working relationships
· Self-starter and able to work independently, strong time-management, organizational, and proactive problem-solving skills
· Must be able to work in a fast-paced environment with multiple deadlines while adapting to changing priorities and demonstrate great attention to detail
· Maintains approachable, friendly demeanor while working with competing priorities and demands
· Understand and follow directions, able to give direction and delegate when needed
· Strong understanding of current market conditions and trends, marketing experience a plus
· Must be reliable, punctual, and have a pleasant demeanor
Education and Experience Requirements
· Minimum 3+ years multifamily residential market rate experience, class A or lease-up experience a plus
· 5+ years related experience in real estate (office, retail, residential, mixed-use)
· Experience in and working knowledge of business/office administration/accounting
· Transportation and a valid driver license
· Knowledge of cost accounting helpful, hands on experience/knowledge a plus
Work Environment and Physical Demands
· Professional office environment using standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines
· Active working role: standing, walking property, some sitting, administrative desk duties, and supply maintenance which will require the ability to lift files and supplies, open cabinets, bend, crouch, stand, and walk
