Position

We are looking for a qualified, energetic, ambitious, and results-oriented person with a background in construction, real estate, property management, and/or general business. The position will manage and oversee all aspects of a real-estate business that is focused on renovating and leasing residential properties in Huntington WV.

Total compensation

· $22-36 per hour total compensation depending on qualifications

· performance incentives incorporated into the compensation structure

· employment type: contract (1099) initially, W2 possible in the future

Responsibilities – supervise and/or assist in the following areas:

1) Construction

a) Recruit, hire, and develop construction resources

b) Develop project scope specifications, schedules, and budgets

c) Complete projects according to plan

d) Oversee procurement, purchasing, inventory management, and distribution

e) Build properties according to code and safety regulations

2) Leasing

a) Market units to maximize exposure and revenue potential

b) Process new tenants, applications, etc.

c) Track leases, security deposits, and refunds

d) Optimize rental revenue and occupancy

3) Property management

a) Facilitate tenant interaction – inquiries, complaints, requests, collections, evictions, etc.

b) Oversee property and landscape maintenance, safety, and code compliance

c) Property turns and upgrades

d) Communication with municipal entities – utilities and services, property taxes/assessments, licenses and regulatory requirements

e) Insurance coverage and claims

f) Property management systems and processes – vendor management, rent roll, document tracking, etc.

g) Property financial reporting

4) Administrative

a) Support weekly payroll processes

b) Support ownership in evaluating, purchasing, and refinancing properties

c) Entity compliance with laws and regulations as applicable

d) Support bookkeeping, accounting, and legal activities

e) Contract and document review, negotiation, and execution

Requirements

1) Proven experience managing all aspects of a business

2) Experience in construction and real estate

3) Excellent organizational and time-management skills

4) Analytical abilities and aptitude in problem-solving and creative solutions

5) Excellent written and verbal communication skills

6) Strong technology user including proficiency in MS Office

7) Ability to use the Internet for research, collaboration tools, purchasing, and vendor interaction

8) Receptive to feedback, coaching, and direction

9) Collaborative, respectful, professional, and self-motivated

10) Very strong work ethic

11) Reliable source of transportation

Job Types: Full-time, Contract

Pay: $22.00 - $36.00 per hour

• Monday to Friday
• Weekend availability
