Lotus Concepts is a Denver based real estate development and management company that is currently searching for a Commercial Property Manager to join the team to oversee all of the development projects of our ever growing concepts. Qualified candidates must have commercial property management experience. Applicants with only residential property management experience will not be considered.

The right candidate will be required to travel as needed around Colorado. Core responsibilities are outlined below but are not inclusive of all expected responsibilities for this position:

• Maintain our portfolio of over 40 leases across 19 properties consisting of primarily commercial use buildings.
• Preform all aspects of lease administration in a timely manner. Including lease execution, verifying lease payments, CAM, taxes and other property fees from tenants.
• Paying property expenses, including taxes, mortgages, insurance premiums and maintenance costs
• Reporting the property’s financial status, occupancy and expiring leases to property owners
• Meeting potential tenants, showing them the property and assessing their applications in accordance with anti-discrimination laws
• Coordinating with a broker to advertise vacant properties and hiring a leasing agent to find tenants as needed
• Inspecting properties and arranging for repairs and new materials on a monthly basis
• Arranging contracts for maintenance, trash removal, landscaping, security and other ongoing services and managing disputes with these service providers where appropriate
• Investigating and resolving property complaints and rental violations.
• Compiling and distributing monthly reporting packages to our senior leadership team

Qualifications:

• Three years work in commercial property management is required. Must have good knowledge of commercial real estate including a broad understanding of accounting, building maintenance, finance, leasing and tenant relations. Residential living community management is not applicable and candidates with only such experience are not suitable for this position.
• PC literacy and experience with AppFolio is highly desired. Ability to analyze and synopsize a monthly financial statement and prepare detailed budgets and operating forecasts. Ability to note deviations from financial plan, determine causes and to provide recommendations to the owner on needed action plans.
• Strong written and verbal communications skills. Ability to understand and carry out industry specific written and oral direction. Positive, innovative approach to problem solving. Presents ideas in a clear, concise, understandable, and organized manner; negotiate, persuade, and modify opinion in order to reach the goals/objectives of the organization.
• Ability to work autonomously as a project leader and as a team member. Ability to relate well with others even while working at a distance without the benefit of personal contact. Ability to work in an organized, efficient manner with a high level of accuracy, attention to detail, and follow-through.
• Ability to exercise judgment and discretion is critical to success. Must be professional at setting priorities and coping with competing demands.
• Excellent time-management and general organization skills.
• Previous supervisory experience is preferred.
