We are a professional property management company located in Suwanee, Georgia. We are a small business looking to grow our team of 10+. Our portfolio consists of both residential and commercial properties such as retail single- & multi-tenant shopping centers located in Suwanee, Duluth, Lawrenceville, Buford, Cumming, Jefferson and surrounding areas. This position is with our Residential team. The team has a portfolio of 150 single-family homes and multi-family homes and surrounding areas.

Job Description:

The Residential Property Manager protects our clients’ investment properties by keeping accurate record, maintenance and occupancy of our residential properties (i.e. single-family homes, townhouses). Ultimately, we are trusted to take care of their home as if it were our own. The individual serves as the main liaison between Tenants, Vendors and Landlords, maintaining good relations, handling requests for maintenance or repairs, negotiating renewals, inspecting property and other property management related tasks.

In order to be selected as a candidate, the person should be reliable and responsible. This person should also be very organized, highly detailed, and be able to complete requests in a timely manner. Excellent with computers and technology as we utilize a wide range of technology and software. A friendly personality with strong communication skills is also highly valued. We are looking for a team player who is trustworthy and takes pride in their work.

Job Responsibilities:

The Residential Property Manager’s responsibilities include, but are not limited to:

Leasing:

o Complete Move-In inspections

o Renew expiring leases

Tenant relations:

o Resolve rent delinquencies to property owner’s satisfaction.

o Resolve questions with tenants regarding their lease, tenant ledger, renewals, terminations, HOA notices, etc.

o Complete Move-Out inspections

Maintenance:

o Hire and schedule third party vendors for repairs and maintenance of properties.

o Be available on-call for after business hour emergencies from the maintenance call center

Vendor relations:

o Identify and nurture good vendor relationships with contractors and consistently follow up on work orders.

o Unlike multi-family apartments, we don’t have in-house maintenance department so the Property Manager will need to call contractors and obtain bids.

Homeowner relations:

o Consistently keep the homeowner up to date regarding their investment property and advising them on the best actions to take for their property.

o Review and prepare monthly Owner Statements

o Resolve any questions about monthly Owner Statements.

Travel:

o Moderate travel to properties (i.e. move-in inspections, renewal inspections, move-out inspections).

Job Qualifications:

· Required:

o Active Georgia real estate license

o Speak, read, and write in Korean proficiently

o 2 years of residential property management (single-family home experience over multi-family/apartment preferred)

o High school degree or diploma

o Authorization to work in the United States of America

o Valid driver’s license and reliable transportation

o Excellent computer skills (understand the difference between emailing CC and BCC, Reply All, use Google Calendar, how to use conference call tools like Google Meet)

o Microsoft Office experience (mainly Word and Excel)

o Windows 10

o Willingness to undergo background check in accordance with local laws and regulations

· Preferred (but not required):

o Knowledge of basic accounting and bookkeeping experience

o Experience with multiple listing services (MLS) such as FMLS and GAMLS

o Experience with AppFolio property management software

o Experience with Dropbox online cloud storage
