Position Summary: To assist the property manager in overseeing the physical upkeep of the properties under management. This position reports directly to the maintenance manager.
ADMINISTRATIVE DUTIES
This class specification lists the major duties and responsibilities and requirements of the job and is not all-inclusive. Employees may be expected to perform job-related duties other than those contained in this document and may be required to have specific job-related knowledge and skills.
- Be available as needed to handle day-to-day tasks
- Prompt and accurate completion of all required paperwork
- Communicate with staff, vendors, clients and customers
DAY-TO-DAY RESPONSIBILITIES
§ Conduct thorough property inspections, documenting the condition of properties using written reports, photographs, and/or video recordings
§ Ensure accuracy and completeness of paperwork, identifying any discrepancies or missing information, and take necessary steps to rectify them
§ Maintain organized and up-to-date records of all property-related paperwork, both physical and digital
§ Perform Move-in, move- out and final inspections on all vacant units
§ Inspections and yearly evaluations of units and properties (interior & exterior)
§ Maintain curb-appeal on all properties through ongoing consistent property evaluations
§ Owner relations
§ Bidding maintenance jobs/repairs
§ Bidding Turns for vacant units
§ Vacant Unit Check-ups
§ Pre-move-in wipe downs on vacant units where applicable
§ Help with Drive-by property evaluations
§ Help with Bi-annual property evaluations
§ Help with posting various notices, signs, advertising material
§ Any other tasks and duties asked of them
QUALIFICATIONS
v Excellent organizational skills and attention to detail, with the ability to manage multiple tasks and prioritize effectively
v Strong written and verbal communication skills, including the ability to prepare clear and concise reports
v Ability to understand and follow oral and written directions well
v Establish and maintain professional relationships
v Able to schedule and prioritize workflow
v Must have high know-how property maintenance issues
v Able to work with limited supervision at times

v Knowledge of repair costs is a plus
v Some Knowledge of landlord-tenant law is a plus
REQUIRED SKILLS
§ Type 40 WPM
§ Valid Oregon Driver’s License
§ Basic computer skills required
