Responsibilities:
Lead the charge for effective leasing and property management for the best properties in town!
- Directly and indirectly manage 1 person or more including on-site maintenance employees, leasing employees and outside vendors at each property.
- Coordinate maintenance and repairs with vendors and follow-up on performance and completion
- Act as the liaison between the landlord and tenants or association Board and homeowners
- Coordinate the collection of rents for each property and approve the payment of bills each month
- Communicate with clients using monthly reports of financials, maintenance requests, repairs and any other activity
- Assist in leasing and lease renewals of multi-family properties
- Know the terms of your property’s leases as to act effectively and efficiently on behalf of the owner
- Obtain competitive bids for contractual repairs of the property to present to the board for approval. Upon board approval follow up on performance and completion.
- Make regular site visits to review the condition of the association property and enforce any covenant violations.
- Promote use of our company maintenance team and maintain relationships with key vendors within the community.
- Be available to respond to all emails, calls, text messages within 24 hours or sooner and immediately available for all emergencies.
- Monitor receivables, and when necessary, seek payment on delinquencies and late fees.
- Know and understand association covenants, bylaws, and articles of incorporation to act effectively and efficiently on behalf of the owners.
- Participate in new business opportunities to help achieve company annual goals.
- Some evening meetings required
Ideal Candidate:
- Bachelor’s Degree in related field and a minimum of 1 year of successful and progressive experience or equivalent
- Management or supervisory experience- 1 to 2 years minimum (service-oriented industry)
- Attention to detail and a knack for explaining the features available on property
- Valid Driver’s License and proof of insurance required
- Effective computer skills- Yardi experience preferred
- The ability to multi-task and to follow-up with potential renters, vendors and residents
- Exceptional communications both over the phone, written and in-person
- Ability to keep functioning effectively under pressure and maintain self-control in the face of hostility or provocation.
