A forty-eight year plus established housing management and development not-for-profit organization has an exciting and challenging position for you!
Position requires no less than five (5) years experience, must have BA/BS, have Real Estate License, LIHTC Certification, must be bondable and must be a team player with high energy and documented ability to maintain a professional attitude and demeanor! Preference for bi-lingual (Spanish).
Position requires the ability to work independently with a duty of trust and loyalty. Must be computer literate and must have a valid Drivers License and working vehicle.
Position reports to the organization's Asset Manager and works closing with Executive, Management, Maintenance and Administrative Staff.
Specific tasks include but are not limited to:
MANAGEMENT: Marketing of available vacant apartments; screening of potential tenants, initially and annually verify household income and assets and calculate rent payments; prepare initial and renewal leases; maintain all tenants' files; and, prepare required reports for lenders, investors and public agencies. Up-to-date knowledge and understanding of Fair Housing, Low Income Housing Tax Credits and Property Management is required.
MAINTENANCE: Conduct initial and annual inspections of every apartment, coordinate repair requests and maintain record of repair requests and secure reimbursement for tenant incurred repairs; schedule and record all preventative maintenance measures; resolve all initial and on-going warranty work items; inspect all exterior and common areas for repairs and/or improvements; maintain photographic files of all properties' interiors and exteriors; monitor contracted services and work; and, with Maintenance Staff, coordinate all maintenance work, both repair, preventative and annual
FISCAL: Assist with collection of deposit monthly rent payments; maintain file of properties' insurances, Regulatory Agreements and Limited Partnership Agreements; maintain an inventory of each property's equity and appliances; and, work with Asset Manager to prepare annual budgets.
PROFESSIONAL DEVELOPMENT:
l. Secure and maintain notary public license;
2. Maintain Real Estate Salesperson/Associate Broker License;
3. Maintain Tax Credit Compliance Certification.
4. Maintain Up-to-Date Fair Housing Compliance Knowledge.
Job Type: Full-time
Pay: $52,000.00 per year
