Job Purpose:
The Area Manager is responsible for the overall financial, operational, and resident satisfaction performance of their multifamily residential & corporate property portfolio. They assist in the development of Orange Property Management’s overall sales, financial, marketing and service strategies and are responsible for development of individual property strategies within their portfolio.
The Area Manager is responsible for ensuring their team members provide an exceptional service experience to internal and external customers resulting in high customer satisfaction, increased resident retention, and consistent high-level operational results. They will work diligently to lead, train, develop, coach, motivate, and support high quality property management teams. They will be required to travel across their assigned area, including Eastern North Dakota, South Dakota, & Minnesota.
Core Performance Responsibilities:
Owner Relationships:
- Assist with day-to-day relationship with client-owners including correspondence, and meetings
- Assist preparation of regular property performance updates.
Leadership:
- Hire, train, develop, and lead property team members to perform at their best with a focus on transforming the lives of those we serve.
- Understand, engage and lead team member participation in required trainings and processes aligned to specific roles and any organization-wide required trainings within the defined timelines.
- Recognize and develop the unique experiences and perspectives that each team member brings by ensuring ongoing and proactive communication, coaching, feedback, and recognition to each of their team members allowing them to be their authentic selves.
- Cultivate a culture of diversity and inclusion for our residents and team members
- Ensuring compliance with all Fair Housing and EPA laws and regulations as well as government programs.
- Ensuring employees completing all required company education.
- Creating a welcoming and learning environment.
- Participate and maintain active membership in community initiatives and organizations.
Financial Operations:
- Responsible for oversight and management of overall financial budget of assigned portfolio
- Establish and drive successful property performance of key performance targets for each property including but not limited to the following:
- Net Collected Rent (NCR)
- Net Operating Income (NOI)
- Maximum Occupancy
- Work with Property Managers and peer Area/Regional Managers to ensure appropriate rent alignment across the broader company footprint.
- Prepare and manage annual operating budget for each property within their assigned portfolio.
- Assist in the regular preparation and presentation of operational performance for each property to respective client-owners.
- Provide direction and guidance on vendor selection and expense management.
Resident Relations:
- Work with Property Managers to implement effective sales, marketing and advertising programs that drive a pipeline of new residents and increase resident retention.
- Work with Property Managers to implement and maintain an effective resident relations program that drives resident satisfaction and retention through superior customer service initiatives, proactive problem resolution and effective maintenance of properties.
- Conduct regular market analysis to understand and react to current market conditions and competitor environment; develop and implement action plans as appropriate.
- Responsible for ensuring property teams are managing, communicating, and in compliance of all Fair Housing and EPA laws
Property Management:
- Responsible for ensuring property teams are managing the cleanliness and safety of property interiors and exteriors.
- Participate in regular property and grounds inspections and ensure appropriate corrective action plans are in place.
- Ensure maintenance work orders are done accurately, safely and in a timely manner.
- Provide direction and guidance on vendor management and ensure appropriate use of vendor resources.
- Provide guidance on capital project and rehab needs.
- Responsible for leading through disaster and emergency situations, including the insurance claim process and resident relations.
- Ensure Property Managers are staying on task with their duties including entering rent, security deposits, lease expirations, guest cards, laundry collection, property & open unit inspections and other tasks assigned
- Act as coverage for a property manager that is out of the office or needs assistance.
Additional Information:
- Complete special projects and other duties as assigned.

Job Skills Required :
Experience, Education and Licensure
- A strong leader with three or more years of leadership experience.
- Three to five years of property management experience in multi-family environment preferred.
- A strong leader who can motivate others to perform to their full potential and is able to lead through complex customer and employee situations.
- Previous sales experience that demonstrates a strong sales aptitude with confidence and drive to close the sale.
- Previous experience overseeing financial and/or back-end operations for a team or teams within a service industry business.
- Strong understanding and experience in managing and analyzing financial statements and budgets.
- A motivated, well-organized and self-directed individual who is also able to motivate and guide others.
- Ability to multi-task, prioritize responsibilities, manage time, as well as possess an orientation toward details.
- Strong interpersonal and communication skills with ability to relate and address issues with a diverse group of people.
- Strong analytical, problem-solving and critical thinking skills.
- Familiar with federal, state and jurisdictional laws and regulations concerning multi-family housing, Fair Housing and team member safety.
- Four year degree in business or related subject preferred; or two to four years’ related experience and/or training; or equivalent combination of education and experience.
- Certified Property Manager (CPM), Certified Apartment Manager (CAM) or National Apartment Leasing Profession (NALP) certifications are desirable.
- Ability to operate common office equipment and basic computer skills.
- Ability to travel up to 50% of the time.

Salary: $50,000.00 - $65,000.00 per year
