Job description

A Property Manager should possess a deep passion for exceptional service. Individuals must excel in communication, organization, detail orientation, and resource optimization. Candidate must adhere to high-performance standards while exhibiting an ability and ethic to self-start, prioritize, and follow through on tasks despite many distractions and changing dynamics throughout the work day. Must contribute to a professional and positive work environment with a collaborative team-oriented approach.

Ideal candidates should possess an understanding of routine Home Maintenance, and an aptitude to learn, enforce, and comply with all Fair Housing, Montana Landlord Tenant Act, and Administrative Rules which govern the industry.

Qualifications

  • 2 years+ prior property management experience is desired but not required. We will train the right candidate.
  • A Montana property management license must be obtained within 60 days of employment.
  • Working knowledge and experience with Yardi or Appfolio is desired but not required.
  • LIHTC Certification and experience are desired but not required.

Responsibilities

  • Rapid response and continued follow-up on all prospective tenant leads.
  • Scheduling and facilitating both in-person and remote tours of available units.
  • Applicant screening in compliance with fair housing and company policies and procedures.
  • Lease writing and execution.
  • Management of tenancy changes and renewals.
  • Cyclical inspections of the exterior and interior of units to foster lease compliance and address maintenance needs not reported by residents.
  • Full inspections of vacating units with proper reporting and noticing of any and all deficiencies and corrective actions required per Montana Landlord Tenant Act and Administrative Rules compliance.
  • Monitoring and management of utility services.
  • Management of tenant compliance regarding required liability insurance provisions.
  • Receiving of maintenance requests from residents, efficiently delegating work orders to appropriate vendors, and detailed follow-through to final resolution.
  • Proper documentation and accounting of all turnover processes and procedures.
  • Management of delinquency reports and applicable corrective notices daily.
  • Manage marketing platforms including listings on social media, national leasing sites, and Company website.
