Job Description: The Junior Leasing Associate acts as the primary driver of outbound communication for the leasing of commercial properties within the portfolio of The Genecov Group (Company). The primary purpose of this role is to exhibit truly exceptional outbound communication skills in generating the maximum number of leads possible for Company vacancies.
Duties and Responsibilities:
- Develop leads within provided list of vacancies to drive leasing opportunities through
cold-calling and lead generation campaigns
- Work with Director of Commercial Transactions to identify key targets within
assigned list of vacancies for outreach campaigns/calls
- Conduct a high volume of outreach via in-person visits, phone, and email to new
prospective tenants
- Show Company properties in person to prospective tenants contacted via outreach
campaigns
- Develop database of prospective tenants for current and future vacancies
- Qualify prospective tenants and pass along to Director of Commercial Transactions
with confidence
- Learn how to close any deals acquired with guidance from Director of Commercial
Transactions
- Manage provided list of vacancies efficiently by maximizing each lead and following
up with prospective tenants regularly
- Perform research on businesses as a component of lead generation and qualification
activities utilizing the web and other research tools available
- Gather and utilize business intelligence on prospective tenants to support phone
calls, vacancy presentations, and driving new business
- Learn and master all intricacies of vacancies and be able to answer questions from
prospective tenants effectively
- Present pertinent information regarding properties and vacancies in a professional
and unique manner
- Work with Director of Commercial Transactions to pick up on best sales practices
and implement them into daily operations
- Work with Director of Commercial Transactions to establish goals and identify areas
to increase demand for vacancies
- Any other duties requested by Director of Commercial Transactions and/or Vice
President of Real Estate
- Reports directly to Director of Commercial Transactions
Qualifications:
- Bachelors degree preferred or comparable industry related job experience
- Must possess a competitive nature and drive to excel
- Natural ability to connect with people in-person and over the phone
- People person, who genuinely enjoys meeting and interacting daily with people and
has a gift for forming positive, healthy relationships
- Must be highly organized and timely with follow-up
- Ability to overturn objections and utilize negotiation tactics
- Proven ability to persuade prospective tenants and pass along deals for closure
- Able to tactfully navigate delicate conversations
- Good research skills and the ability to translate information into results
- Ability to work in a team-based environment and individually with little to no
supervision
- Able to see what needs to be accomplished (within their sphere of influence) and
promptly take the next actionable step
- Skilled problem solver, who can diplomatically resolve differences to produce a
positive result
- Exceptional ethical principles and customer service skills
- Excellent written and oral communication skills
- Intermediate skills with Microsoft Office suite
