Sales and Leasing Manager
TITLE: Sales and Leasing Manager
REPORTS TO: Property Manager
SUMMARY
Owner's Management Company is seeking a Leasing Manager that is responsible for the day-to-day sales, leasing and marketing operations of an Independent Senior Living Community. This top-notch individual will be responsible to assist in the preparation of marketing materials and proactively manage outreach, prospecting and lead generation both on internet and in community, with a primary focus on converting leads into rentals. Successful candidate must be well organized, computer literate, possess an engaging personality and be a team player. This person also needs to be able to manage multiple tasks concurrently along with resident retention and resident relations.
PRIMARY FUNCTIONS
- Process and approve all rental applications.
- Oversee distribute all internet leads.
- Participate and lead weekly management meetings.
- Monitor the unit availability and make recommendations for future make ready units based on demand.
- Inspect delivered make ready units and make recommendations for final detailing.
- Monitor the traffic and make recommendations for any changes in advertising and marketing as needed.
- Work closely with the Management and Maintenance team in a spirit of cooperation and team work through good communication.
- Displays an active and timely response toward residents and prospects daily implementing a solution oriented approach to all problems and situations that arise.
- Practices a timely and proactive lease renewal program through an accurate notification and creative resident retention program resulting in lease extensions.
- Communicates frequently, effectively and knowledgeably with corporate management.
- Updates the Market Survey and makes recommendations for rent and concession increases and decreases.
- Performs any other duties assigned by the corporate management.
- Answers the telephone to encourage leasing, respond to residents and other various contacts.
- Greets prospects in a friendly manner. Practices superior leasing skills that will encourage the prospect to lease.
- Plans, directs, hosts and participates in resident activities and resident retention programs.
PERFORMANCE STANDARDS
- Displays strong commitment to company goals and values.
- Demonstrates vision, foresight and leadership skills to plan 30 to 60 days ahead so that staff is prepared, goal oriented and focused on desired results.
- Shows genuine care, courtesy and safety towards all residents, prospects, vendors and coworkers and is customer service oriented.
- Can generate a sufficient number of new leases each month so that the number of new leases exceeds the number of move outs.
- Possesses and continually improves the skills necessary to perform assigned tasks.
- Shows willingness to learn new procedures and tasks.
- Maintains a consistent and punctual attendance record.
- Can set priorities.
- Must keep a clean and well-organized work environment.
- Exhibits clean, neat and well groomed professional appearance. Adheres to proper dress code as state in the Employee Handbook.
- Understands and complies fully with Fair Housing regulations and applicable Federal, State, City and County ordinances.
- Complies with all policies in the Employee Handbook.
QUALIFICATIONS
- Associates or College Degree or equivalency Preferred.
- Five years minimum experience in property management requested. Professional designation (CAM, NALP, etc.) helpful.
- Customer service related field experience.
- Leadership experience, motivation and team building skills.
- General working knowledge of computers, computer programs (MS Word, MS Excel, Internet), Real Page Property Management Software and social media (Facebook, Twitter, Instagram, etc.)a must.
- Exceptional oral and written communication skills.
- Lease Up Experience a Plus
WORKING CONDITIONS
- Requires both indoor and outdoor conditions.
- Weekend hours may be required.
- Extra hours may be required to accommodate work load to late customer arrivals.
