Commercial Property Manager

Graceada Partners is a Modesto, CA based real estate private equity firm focused on institutionalizing value-add investing in secondary & tertiary markets. Our growing team demonstrates a culture of honesty, integrity, extreme ownership, positivity, humility, and excellence in everything we do. Over the last five years, we have sponsored 10 individual syndications, two discretionary closed-end funds, and just launched our third closed-end fund. We will have $1 billion AUM in the next two years, growing to $5 billion AUM over the next decade.

PROFESSIONAL REQUIREMENTS:

Education/training:

  • Minimum Required -Associate degree or some vocational/technical training
  • Preferred - Bachelor's Degree

Years of relevant experience:

  • Minimum Required - Two to three (2-3) years in the property management industry.
  • Preferred - A minimum of three (3) years administrative/technical experience and knowledge of property physical systems.
  • Minimum Required - Knowledge of building systems, HVAC, plumbing, electrical.
  • Preferred - Experience with office and industrial property management a plus.
  • Minimum Required - Must have the ability to communicate effectively, supervise, train, and direct three or more employees.
  • Preferred - Two to three years of supervisory experience with two or more employees and demonstrates good leadership qualities.

Skills and knowledge:

  • Computer proficient in Windows (Outlook, Excel, Word, Power Point).

Other abilities:

  • Yardi or relevant financial and tenant data platforms.

Certifications/Licenses:

  • Real Estate License Required

MANAGEMENT + OPERATONS:

  • Coordinate the operational aspects of the property in a manner which protects, maintains, and improves the value of the owners asset.
  • Implement and monitor tenant relations.
  • Implement preventive, ongoing, and anticipated maintenance/repair programs.
  • Coordinate the tracking, management, and follow-up of Accounts Receivable.
  • Select contracted services by developing scopes of work, requesting bids, monitor performance per scope of work and contractual agreements.
  • Manage multiple employees through effective communication, supervision, training and scheduling to ensure tasks are completed on time and within budget.
  • Develop multi-year capital project plans and manage the process to complete the capital projects.
  • Manage tenant construction by working with tenant coordinators, contractors, and tenants.
  • Compliance with local codes and regulations.
  • Monitor performance of in-house and contracted services and take necessary action to assure in-house performance and contracted services (security, landscaping, janitorial, etc.) are performing up to our maximum standards.
  • Develop Plans of Action for Capital Projects and manage the process to complete these Capital Projects.
  • Purchase building and maintenance supplies, machinery, and equipment.
  • Ensure that property and lease files are properly maintained and kept up to date.
  • Provide reporting on a monthly and quarterly basis to internal and external partners.
  • Knowledge of computer programs (Excel, Word, Power Point).
  • Any and all other duties and tasks assigned.

EMPLOYEE MOTIVATION AND DEVELOPMENT:

  • To manage the activities of all employees engaged in operating and maintaining the property.
  • Accurate budget preparation with emphasis on minimizing expenses by efficient use of manpower, materials, labor, and contracts.

FINANCIAL PERFORMANCE:

  • Develop and manage the operation expenses at budgeted levels
  • Manage capital projects in a timely, cost-effective manner at budgeted levels

PHYSICAL REQUIREMENTS:

  • Must be able to regularly travel to multiple property locations daily/weekly/monthly within assigned portfolio as well as company meetings, which may include air travel.
  • Frequently move/traverse, ascend/descend stairs in/around commercial sites.
