Full description of the position

The Property Manager is responsible for the following at our commercial properties:

• Financial oversight of assigned properties (ensure that revenues and expenses are in-line with the annual budget)
• Tenant relations (ensure that requests are resolved efficiently and satisfactorily)
• Leasing (ensure that rents are appropriate to the market)
• Maintenance (ensure that building and grounds are well-maintained)

The Property Manager is expected to:

• Become proficient with AppFolio property management software
• Work primarily in an office environment, Mon- Fri, regular business hours
• Have a good working knowledge of MS365 (particularly Excel)
• Conduct regular property inspections
• Respond to emergency after-hours calls (on occasion)

The responsibilities of this position will vary significantly from day to day and week to week. These will include, but are not limited to:

• Enforce lease agreements.
• Calculate and communicate annual rent adjustments.
• Update rent rolls in property management software.
• Send monthly tenant statements.
• Coordinate and manage collection efforts of past due amounts.
• Prepare and present delinquency report to Director.
• Prepare and manage annual operating budget.
• Review and approve vendor invoices.
• Track the recurring manual billings (water, sewer, electric, etc.)
• Prepare monthly variance analyses.
• Review annual CAM reconciliations and handle correspondence with tenants.
• Review real estate tax assessments, and coordinate appeals when necessary.
• Show vacant units to potential tenants.
• Negotiate leases.
• Provide prompt, professional response and follow through regarding tenant inquiries, problems, and complaints.
• Coordinate move-in for new tenants and move-out inspections.
• Coordinate with Project Manager to obtain bids and manage capital improvement projects.
• Supervise contractors and maintenance staff for services and repairs to property.
• Complete other special projects and duties as assigned.
• Maintain a file of Certificates of Insurance for both tenants and vendors.
• Prepare new vendor contracts and manage renewals.
• Maintain a schedule of service contracts by property.
• Maintain and update a list of preferred vendors in each trade.

Requirements:

• Bachelors degree, preference for business administration, or a related field.
• 2-5 years previous experience in commercial property management.
• Proficient in Microsoft Office (Excel, Word, Outlook). Experience with AppFolio or other real estate accounting software is a plus.
• Must be team oriented.
• Must be able to prioritize multiple deadlines in an efficient manner.
• Self-starter with ability to work both independently and collaboratively.
• Excellent organizational skills.
• Strong verbal and written communication skills.
• Strong analytical skills

Job Type: Full-time

Pay: $65,000.00 - $75,000.00 per year
