Must possess a Texas Real estate license.

Position Description: The Leasing Agent acts as an initial ambassador between the public, the potential and current residents and the management team. This individual is responsible for providing exceptional service to potential residents, residents and the internal team members. The Leasing Agent facilitates a rental or lease agreement on a property between the owner of the property and the renter for the mutual benefit of the two parties.

Pay is hourly rate plus commissions.

Candidates MUST meet the below qualifications or abilities. If you DO NOT meet these qualifications and abilities, you WILL NOT be considered.

• Candidates must pass both a background test and a drug test.
• Ability to work a typical work schedule is Monday thru Friday with the flexibility to work weekends, as needed per emergencies, and on call rotation.
• Willingness to assist in building a 'sense of community' will require you to participate in resident events as scheduled.

Essential Duties and Responsibilities of a Leasing Agent

• Obtains signatures on leasing agreements that are acceptable to the owner of the property.
• Greets visitors to properties and answers their questions.
• Explains leasing policies to prospective renters.
• Keeps up with all paperwork such as applications, agreements, credit and employment checks and move-in packages.
• Evaluates a prospective tenants credit to determine if the tenant qualifies for leasing.
• Conducts background checks on prospective tenants.
• Maintains current information on all aspects of a property including size, special features, expiration of current leasing agreements and pricing.
• Helps apartment complexes achieve and maintain high occupancy rates.
• Asks customers questions to determine what they want or desire in their leased properties.
• Ensures that applications are completed property by prospective tenants.
• Verifies information on leasing applications.
• Reviews leasing contracts with tenants and obtains all required signatures.
• Delivers keys for a property to the tenant in a timely manner.

Education and Experience

• Minimum of 2 years on-site as a Leasing Agent and/or Assistant Property Manager.
• Demonstrate ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate course of action.
• Effectively convey ideas, images, and goals to a diverse group of personalities.
• Possess a positive attitude and the ability to smile under all circumstances.

• Functions daily in a fast-paced, sometimes stressful environment.
• Spends part of the day in a climate controlled private or shared office space.
• Travels around to various properties to perform inspections or show properties to potential clients.
