Full time Compliance Occupancy Specialist LIHTC

RESPONSIBILITIES

JOB DESCRIPTION

Orbachs affordable housing apartment communities located in Plainfield NJ and Parsippany NJ is seeking a Compliance Occupancy Specialist to join their team. This individual needs to have an eye for detail and the ability to operate on a deadline driven schedule. The ideal candidate would possess strong organizational, analytical, problem solving, data entry and people with language barrier interviewing skills.

Daily responsibilities:

Process initial, annual and interim recertifications, in addition to retroactive rent-calculations while conforming to HUD regulations and Low Income Housing Tax Credit New Jersey Housing Finance Agency guidelines

Handle calculations for tenants

Calculate rents for annual and interim recertification

Identifying households with income reporting discrepancies and make rent-adjustments

Review applicant files and determining Section 8/LIHTC eligibility

Follow Section 8 and LIHTC guidelines

Background profile:

Knowledge of Section 8, LIHTC and HUD TAX CREDIT SPECIALIST

(Ensure initial TIC's & recerts done timely, accurately and completely)

Must have knowledge of HUD/Public Housing/Tax Credit policies and procedures including EIV

Well written and spoken

Attention to detail

Must be capable of overseeing multiple functions simultaneously, with a keen sense of prioritization

Reliable transportation to the property

COS Certification a plus / Tax credit certification a must

Onesite, Microsoft word and excel knowledge a plus
