Evergreen is looking for a Leasing Agent Aspen Crossing! This property has 356 units and serves a family community that participates in Section 8/LIHTC.

LIHTC & Tax Credit experience REQUIRED.

Summary:

This position is primarily responsible for processing documentation for applicants and properly secure lease agreements from qualified persons.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

• Performs resident screening and ensure that all prospective residents meet guidelines.
• Completes all lease paperwork including related addenda and accept rents and deposits.
• Completes all lease applications, assist with application verification and notify prospective residents of the results.
• Enters all prospects into leasing software and up-date information immediately.
• Inspects move-outs and vacancies.
• Performs clerical and other office management tasks, as assigned.
• Reports issues and/or problems to the Property Manager.
• Organizes and files all applicable reports, leases and paperwork.
• Monitors turnover of units.
• Inspects property when on grounds, pick up litter and report any service needs to maintenance staff.
• Inspects models and market ready vacancies daily to ensure cleanliness.
• Greets prospective residents, qualify and determines needs and preferences, professionally present community and specific apartments while communicating features and benefits.
• Manages and monitors leasing staff if directed and success of leasing program.
• Assists with the orientation of new residents.
• Fosters and maintains positive resident relations and excellent communications with resident.
• Responds to resident questions, complaints, concerns and suggestions.
