Regional Portfolio: Property Manager
We are looking for an energetic Regional manager to help run the day-to-day operations of a 300+ unit residential property in Sunnyvale. A detail-oriented senior-level manager interested in a results-oriented team. You will have proven leadership skills, a high level of energy and excitement, and a history of working well both independently and managing a team of 12+. Superior knowledge within the residential real estate industry specifically multifamily property management. Prior experience in property management/Brokerage and someone who nurtures strong relationships with clients, tenants, and vendors. Assumes fiduciary responsibility and ensures the portfolio is operating in line with the owners goals and objectives.
Responsibilities:
The successful candidate will be able to demonstrate core competencies in the following areas:
- Review and analyze monthly financial statements, ket metrics, and quarterly NOI goals
- Establish and maintain strong and positive relationships with all clients, property tenants, vendors, and contractors.
- Overall responsibility to ensure compliance with tenant leases, service contracts, regulatory items, and management contracts.
- Manage an onsite team of 12 (leasing agent, resident manager and Maintenance Personager), track schedules, on-calls and emergencies
- Prepare and serve legal notices, conduct periodic inspections of the property, and ensure enforcement of the communitys rules and regulations
- Responsible for tenant reconciliations for review and approval by management and ownership.
- Approve purchase orders, invoices, and rent-up schedules.
- Oversee collection of rent and perform regular inspections of the properties
- Work with Leasing, Maintenance & Accounting to make sure the property is running smoothly
- Be familiar with, understand, and comply with all laws and regulations relating to the management and operation of the property.
- Track NOI and Capital Expenditures
- Work with Ownership team for re-development and capital improvement projects
Requirements
The successful candidate will possess the following experience, competencies, degrees, and certificates:
- 10+ years of real estate/property management work experience including a minimum 5+years of property management experience
- Strong understanding of lease agreements, contracts & CAA Regulations
- California Certified Property Manager (**Brokerage Preferred**)
- Brokerage License (recommended)
- Living onsite ( if Needed but not required)
- Excellent communication skills and commitment to customer service
- Experience in leading and managing property teams and staff
- Attention to detail and tenant needs
- BA/BS Degree preferred or equivalent work experience is required.
- Industry-specific certifications, such as CPM and/or RPA, preferred.
- Strong experience with Google Suite and real estate software such as Appfolio
