Job Description
Leasing Consultant
We are looking for a competent Leasing Consultant to undertake the leasing activities on behalf of property owners. The successful candidate will effectively explore the market to identify opportunities and secure tenants. *Must be reliable and able to work some Saturdays.
SUMMARY
As a leasing agent, you are responsible for leasing of apartments, administrative duties and light marketing.
Leasing
Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.).
Immediately record all telephone and in-person visits on appropriate reports.
Inspect models and available market ready, communicate related service needs to Property Manager.
Tour prospective residents around the community; emphasize the features and benefits. Assess their needs.
Have prospect complete application and secure deposit in accordance with the company procedures and Fair Housing requirements.
Process applications for approvals within a timely manner. Submit processed applications to the Property Manager for approval. Follow up with applicant regarding status.
Inspect each apartment prior to move in to ensure it is completed.
Follow-up on prospects daily.
Review lease agreement with new resident, ensure all leases and addendums are understood and signed off on.
Represent the company in a professional manner at all the times.
Administrative
Generates leases and completes appropriate paperwork and on a timely basis. Review with the Community Manager prior to obtaining signatures.
Maintain current resident files.
Distribute all company or community-issued notices.
Assist management team with other various tasks as required.
Consistently implement policies of the community.
Resident Retention
Receive all telephone calls and in-person visits. Listen to resident requests, concerns and comments.
Quickly complete maintenance Service Request and inform the maintenance team. Follow up on a timely basis if unable to respond to residents on all matters.
Ensure all maintenance repairs are handled satisfactorily by contacting residents after a service request has been completed.
Maintain open communication with Property Manager.
Contribute to cleanliness and curb appeal of the community on continuing basis.
Assist in planning resident functions.
Neighborhood Marketing
Participate in outreach marketing activities on a regular basis to obtain prospective residents.
Advise residents of referral concessions
Assist in placing, removing/updating banners, balloons, bandit signs, flags, etc.
Distribute newsletters, pamphlets, flyers, etc.
Conduct market surveys and shop competitive communities.
Essential Job Functions:
Demonstrate an ability to support and contribute to community team.
Demonstrate strong oral and written communication skills.
Operate telephone, personal computer/keyboard, Microsoft Office including Word and MS Outlook, community software
Must possess a positive attitude.
Participate in training in order to comply with new or existing laws.
Ability to work a flexible schedule, including evenings and weekends.
Neat, clean, professional at all times throughout the workday and/or whenever present at the community.
Comply with expectations as demonstrated in the employee handbook.
Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem.
EDUCATION and/or EXPERIENCE
One to two years related experience and/or training in residential property management experience is desired but willing to train the right candidate. Good understanding of sales and marketing concepts and the ability to develop, implement, and evaluate marketing plans helpful.
Job Type: Full-time
Pay: $20.00 - $23.00 per hour
Expected hours: 40 per week
