Casa Familiar is looking for Property Manager with a high degree of professionalism, and integrity. Ideally, this candidate will have experience overseeing all aspects of an organizational initiative, and overseeing the development and implantation of multiple programs within the organization. The role of a Property Manager is to oversee various properties throughout National City, Chula Vista, and San Ysidro.
The successful candidate must be motivated by change and have a track record of, organizational structures, and processes to achieve organizational goals.
PRIMARY DUTIES AND RESPONSIBILITIES
Manages all aspects of assigned units, contract monitoring, advertising, tenant retention, and tenant relations; implements organization rules as well as policies and procedures
Manage and visit different sites each day to provide support to the on-site staff (mileage reimbursed)
Screens and approves or rejects prospective residents; reviews all rental applications, explains rental documents; reviews and approves all new rentals. Prepares and processes rental terminations, makes independent determinations regarding the suitability of tenant evictions and renders recommendations for filing of Unlawful Detainers; performs evictions as required and represents Casa at court proceedings and informal hearings as necessary; ensures that rental files are complete and those correct entries are posted
Monitors the Section 8 program in accordance with local housing authorities requirements and guidelines; maintains a waiting list for the program with eligible candidates and ensures eligibility upon move-in.
Re-examines the income and composition of resident households annually to determine if the resident's unit size is appropriate and whether the resident is within the State income limits
Monthly information report regarding the vacancy and delinquency numbers, budget variances, upcoming inspections, and other data as needed
Attend to resident requests; review, analyze, and consult with Asset Manager & CFO regarding tenant issues and resolutions
Ensures Property Management Assistant is properly trained
Expenses are carefully monitored and controlled
Resident satisfaction and maintenance of the property is a continual focus
Makes sure that each property is maintained to the highest standards with a continual focus on asset preservation and enhancement
Ensure regulatory compliance and adherence to all legal requirements are reinforced
Must maintain a good working relationship with Maintenance Manager/Team.
Any other duties assigned by the Asset Manager & CFO
Qualifications:
Attendance and Punctuality are a MUST
Excellent Customer Service, accuracy & attention to details
Competency in MS Office, databases (Word, Excel, PowerPoint)
Must possess a Valid California Drivers License & have reliable transportation
Bilingual is a MUST (English and Spanish) Excellent written and verbal communication skills in both English and Spanish.
Ability to connect with people from diverse ethnic and socioeconomic backgrounds
Excellent organizational, communication, presentation, and interpersonal skills
Ability to multi-task, prioritize last-minute changes, and work well under pressure.
Ability to work independently and as part of a team.
Ability to use good judgment, maintain confidentiality, and be resourceful and proactive when dealing with issues that may arise
Basic financial record keeping, budget preparation and variance reporting, marketing, contract administration, and related practices and procedures
Must be able to pass Live Scan
Education/Experience:
2-3 years of residential property management experience required.
High School Diploma or Equivalent
Additional Requirements:
Must be able to attend various community events and meetings that may be scheduled outside of regularly scheduled hours including weekends. Responsibilities vary during these events and meetings.
Employees are expected to help with organized outreach efforts that may include door-to-door outreach and dissemination of information.

Occasionally is required to perform the safe operation of office equipment and machines, and recognize and abate safety hazards within the workplace.

Compensation: $25.00 an hour
