Full description of the position

We are seeking a FULL TIME CO-PROPERTY MANAGER for our Multi-Family Rental APARTMENTS AT SUNSET APARTMENTS IN FREDERICK, MARYLAND. APARTMENT PROPERTY MANAGEMENT AND LEASING EXPERIENCE IS REQUIRED. This position REQUIRES WALKING THE APARTMENT UNITS DAILY. (ALTERNATES) WEEKENDS, TOO. BILINGUAL A PLUS - SPEAKING SPANISH AND ENGLISH. Must be able to multi-task, be detailed-oriented, good at paperwork and data entry, good at Leasing Apartment Units and be a good communicator. This job requires the ability to be professionally responsive to apartment tenants and to other employees, act properly on the Company's behalf at all times and react positively to emergency situations at the property. CO-PROPERTY MANAGER must GET ALONG WITH CO-WORKERS, take instruction and constructive criticism from superiors. Our company requires our employees to always be ethical and honest.

5 years of experience IN PROPERTY MANAGEMENT/LEASING is required.

Many of the Responsibilities Include:

-Telephone and face to face apartment rental "selling" skills

- Prepare lease documents and process rental deposits/payments

- Walk apartments and use "Sparkle Kits" to ready apartments for showing

- Show and properly market apartment units to prospective tenants

- Inspect apartments for proper and complete turnovers done by our maintenance team and vendors

- Inspect apartments for housekeeping problems (lacking cleanliness, over occupancy, extra pets, etc.)

- Learn our lease terms and community policies

- Organize and process vendor paperwork

- Enter and communicate maintenance "Work Orders"

- Courteous, efficient handling of resident requests and complaints

- Make rent cash deposits

- Maintain invoices, receiving reports and purchase orders to obtain proper approval for payment

- CO-Property Manager in many tasks including sending of late letters and delinquent rent follow up
