JOB DESCRIPTION: Senior Commercial Property Manager
LOCATION: We're at a great location in the Entertainment District of Arlington Texas with easy access off of I-30 and close to Hwy 360.
EXPERIENCE/EDUCATION:
At least 5 years of commercial property management experience managing office, retail, and industrial buildings is required.
Bachelor's degree preferred. Driver's license and reliable transportation required. Microsoft Office (Word, Excel, Outlook), Prior experience with Rent Manager software is a plus.

KEY ACTIVITIES:
1. Manage day to day operations of multiple commercial properties, including 24/7 emergency response, while maintaining the same performance level for all sites and meeting company standards.
2. Regularly scheduled visit to each property to determine condition and maintenance required, document findings in appropriate tracking system.
3. Maintain consistent communication with tenants, answer tenant maintenance calls and e-mails, review leases for responsibility, and communicate issues to Maintenance Engineers and Tenants, update tenant contact and emergency contact information.
4. Administer tenant leases, including collection of rent and other sums due, move-ins, move-outs, tenant default procedures, and enforce lease requirements by tenants, and ensure owner requirements required by the leases are met.
5. Implement bidding process for needed services and supervise vendors in providing those services. Use company guidelines in selecting and vetting vendors and reviewing and approving service agreements.
6. Approve and code all invoices for assigned properties.
7. Develop and implement preventive maintenance plans for all properties.
8. Maintain consistent communication with owners of assigned properties, including monthly report of property status and activity, regular phone contact, and annual discussion of the propertys budget.
9. Preparation of property budgets and review operating expense estimates and reconciliations.
10. Identify and implement process and procedure improvements for the full portfolio of managed properties to 1) achieve greater efficiency, 2) improve cost savings, to 3) improve services, or all three.
11. Lead various tasks and projects as needed.
12. Pursue understanding and practice of best practices for the function of property management.
13. Supervise Maintenance Engineers, coordinate tasks/assignments, and balance work orders daily, coordinate activities of all who work with assigned properties.
