Full description of the position

Job Summary:

Must be able to multi-task, have attention to detail, and be well organized. This position operates within and contributes to an environment with Fair Housing laws and Equal Employment Opportunity. Candidate must have LIHTC and Section 8 experience to be considered.

Qualifications and Requirements of the Assistant Property Manager:

  • High School Diploma/GED required
  • Minimum 1-3 years experience in related field or industry
  • Proficiency of HUD Section 8 Housing Regulations/LIHTC required
  • Certified Occupancy Specialist (COS) preferred
  • Tax Credit Specialist (TCS) preferred

Responsibilities of the Assistant Property Manager include but not limited to:

  • Move-ins and move-outs
  • Annual/interim certifications (Project Based Section 8/LIHTC)
  • EIV Reports and discrepancies
  • Proficiency with OneSite Preferred
  • Assist Property Manager as needed
  • Unit inspections
  • Monitoring and addressing tenant delinquencies
  • Repay agreements
  • Maintain Waiting List

Relationships:

Reports to: Property Manager

Essential Skills and Abilities of the Assistant Property Manager:

  • Administrative Skills General office duties, writing letters, answering phones, filing, interpreting policies and procedures, proficiency in office equipment
  • Communication/Language Skills ability to effectively communicate (written and oral) with all levels of employees, outside agencies and manage large volumes of correspondence; ability to proofread documents; ability to interpret HUD manuals
  • Computer Skills Adobe Acrobat, Excel, Word, Outlook, Internet, OneSite
  • Coordinating Skills Ability to prioritize and schedule multiple projects simultaneously; ability to effectively organize records/files
  • Mathematical Skills Ability to use basis mathematical and analytical skills, calculate lease balances, prorations, and averages
  • Other Skills Confidentiality, customer service, decisionmaking, patience, respect, teamwork, and flexibility
