Since 1983, Emerald Management has actively managed a diverse range of commercial properties from our base in North Boulder, Colorado. We specialize in overseeing retail and light industrial assets across Colorado and Texas.

Property Manager

We're expanding our property management team and seeking a Property Manager focused on the financial management of real estate. This role involves collaboration with tenants, vendors and contractors, coordinating with our leasing and accounting departments.

The position entails managing daily tenant interactions, administrative work, and accounting activities within a varied property portfolio. The ideal candidate will be organized, motivated, and adaptable to changes in the real estate market. You will report directly to the business leadership, including the COO and Partners.

Property Management Responsibilities

Coordinate the collection of rent and other property fees from tenants

Pay property expenses

Report the property's financial status, occupancy, and expiring leases to
property owners

Create budgets, CAM Reconciliations, and financial reports

Inspect properties arrange for repairs and new materials as required

Handle contracts for maintenance, trash removal, landscaping, security and
other ongoing services

Investigate and resolve property complaints and rental violations

Skills/Qualifications

Must hold a Bachelor's degree in business, real estate, finance, accounting, or a related field

Must be proficient in Excel

Must be proficient in MS Office, including Word, PowerPoint, and Outlook

Knowledge of the real estate/property management industry is advantageous

Holding a Real Estate License will be considered an asset

Familiarity with property management software or CRM software is beneficial

Job Type: Full-time

Pay: From $75,000.00 per year
