Position Summary:

The Sales Specialist is responsible for delivering superior customer experiences while achieving occupancy targets for assigned Sunrise Communities apartment homes. This role is responsible for the marketing, sales, and leasing process from lead nurturing through lease execution.

As the Sales Specialist, you are responsible for product and market knowledge, property and unit marketing, and nurturing leads through guest card follow-ups by phone, email, text, chat, and social media outreach. You will conduct virtual, in-person, and self-led tours of apartment homes, process applications, and execute leases for approved residents. This role requires a high level of adaptability and organizational skills to be successful.

Key Accountabilities:

Essential Job Functions:

  • Portfolio property and community knowledge.
  • System knowledge and management: residential management, price management, marketing and virtual systems.
  • Budget Variance and General Ledger ownership.
  • Own the sales process from inquiry to move in.
  • Operate in partnership with Resident Engagement and Service management.
  • Maintain virtual sales components and operations (i.e., tours, lock boxes, calendar management).
  • Achieve / Exceed satisfactory tour and sales survey metrics.
  • Achieve / Exceed established KPIs: conversion ratios, dashboard management, survey ratings.
  • Reporting.
  • Perform other duties, projects, operational requirements, assistance to other properties as assigned.
  • Comply with all safety policies, practices, and procedures. Report all unsafe activities or conditions to management.

Qualifications and Experience:

  • Bachelors degree in marketing, business administration, or relevant field.
  • Minimum of 2-3 years experience as a Leasing Sales Specialist or equivalent.
  • AppFolio or other property management software experience preferred.
  • Proficient computer and technical skills.
  • In-depth knowledge of sales and marketing techniques and best practices.
  • Capacity to manage various projects and work to tight deadlines.
  • Excellent negotiation and leadership skills.
  • Outstanding written and verbal communication skills.
  • Self-starter in a fast-paced environment.
  • Must have and maintain a valid drivers license in the state of residence. Must have reliable transportation and valid automobile insurance.
  • Must have smart phone/cellular device.

The Sales Specialist's work involves:

Language Ability:

Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

Math Ability:

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

Reasoning Ability:

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Computer Skills:

Intermediate personal computer skills, including electronic mail, routine database activity, word processing, spreadsheet, graphics, etc. AppFolio or other property management software experience preferred.

Planning/Organizing:

Ability to prioritize tasks.

Hours & Travel:

  • This role is full-time salary plus commissions.
  • Local travel is required .
