Job Description:
The Commercial Property Manager oversees the day-to-day property management issues and maintains the properties. The Property Managers overall goal is care for our clients assets and maximizing revenue for the portfolio.
In order for the person to be selected as a candidate, the person should be an analytical thinker, attentive to contract detail, and able to work independently. This person should also be very organized and have very strong verbal and written communication skills. They should also be able to make judgement calls based on knowing each property's objective and the landlord's intentions. Person should be excellent with technology and computers as we are a paperless office. We are looking for someone who knows how to find answers for him/herself by utilizing available resources and takes pride in their work.

Job Responsibilities:
The Commercial Property Managers responsibilities include, but are not limited to:
Accounting (for property):
1. Review invoices/bills for bill payment process
2. Review monthly property Financial Statements for accuracy
3. Review monthly Budget and Distributions to Owners
5. Review and ensure propertys Real Estate Taxes are paid on time
6. Prepare Annual Operating Expense Reconciliation/CAM with accountant
Operations & Maintenance:
1. Adhere to any Community Association rules & regulations
2. Review property is in compliance with codes, health, safety requirements including government requirements (i.e. backflow, sprinkler inspections, elevator inspections, water hydrants, grease trap manifests)
3. Maintain common areas (i.e. roof, landscape, parking lot, side walks)
4. Document and complete Work Orders in system, collect photos, review lease if Tenant or Landlord responsibility
5. Respond to after-hours emergencies (i.e. fire, flood, security, structural damage)
6. Work with insurance agents as needed
Tenant Contract Compliance:
1. Onboard new tenant leases: review executed lease, prepare Lease Abstracts
2. Collect sales figures from tenants as required by lease
3. Answer tenant balance or lease inquiries
4. Notify non-compliant tenants of any violations (i.e. improper business use, parking, illegal dumping, etc.)
5. Resolve tenant delinquencies
Leasing:
1. Vacancies: Research local market and develop comprehensive marketing plan per property across various platforms, answer prospective tenant inquiries, show properties, screen prospects, complete background checks, negotiate lease terms with Broker and Property Owners, provide regular updates to Property Owners, draft leases for Broker's approval
2. Tenant Renewals Analyze shopping center and market for renewal offer with client
3. Tenant Amendments work with attorney to draft amendments
4. Tenant Assignments work with attorney to draft assignments
Travel:
Moderate travel to the properties
Job Qualifications:
Required:
o Associate or bachelors degree
o Authorization to work in the United States of America
o 5+ years of commercial/retail leasing and/or property management experience (residential/multi-family is not applicable)
o Valid drivers license and reliable transportation
o Excellent computer skills (understand the difference between emailing CC and BCC, Reply ALL, use Google Calendar, how to use virtual conference call tools like Google Meet, Zoom)
o Intermediate to advance level Microsoft Office experience (mostly Word and Excel)
o Windows 10 experience
o Willingness to undergo background check in accordance with local laws and regulations
Preferred:
o Active Georgia real estate license (or actively pursuing)
o 2+ years of basic accounting and bookkeeping experience
o Experience with AppFolio property management software
o Experience with Dropbox cloud storage software
o Speak, read, write in a second language (i.e. Korean, Chinese, or Spanish) proficiently
